.RESOLUTION NO. 77- 65
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN APPROVING TENTATIVE PARCEL MAP NO.
77-97 FOR PROPERTY ON THE WEST SIDE OF YORBA,
SOUTH OF 17th STREET
·
The City Council of the City of Tustin does hereby resolve as follows; ·
·
'1. The City Council finds and determines as follows:
·
A. That Tentative Parcel Map No. 77-97 was sub-
mitted pursuant to Ordinance No. 651 by L.
E. Carpenter and Andrew Hamer, inc., for the
purpose of creating three (3) separate parcels
from two (2) existing parcels as indicated
in Book 401, Page 32, Block 1, Parcels 3 and 5
Records of Orange County, with properties
bordered by Yorba Street between Jacaranda
Avenue and Vandenberg Lane.
B. The Planning Commission reviewed the proposed
tentative parcel map and by Resolution No. 1639
recommends to the City Council the approval of
the parcel map subject to conditions.

C. That the proposed tentative parcel map division
is categorically exempt from the requirements
of an Environmental Impact Report.
2. The City Council hereby approves Tentative Parcel
Map NO. 77-97 subject to the following terms and
conditions · '
A. That the street right-of-way along Yorba Stree
shall be dedicated as required by the City
Engineer.
B. That street improvement plans shall be sub-
mitted to the City for review and construction
of all street improvements including paving,
.
curbs, gutters, sidewalks, drive aprons,
street trees and traffic striping and signing
across the entire frontage of all parcels.
C. That marbelite street lights and underground
conduit shall be installed as directed by the
City Engineer.
D. That all parcels shall be annexed to the Tustin
Lighting District. Proof of submission of
application to the County Surveyor's Office
will be required prior to final approval of the
parcel map.
E. That adequate domestic Water and sanitary
sewer facilities shall be installed to all parc..
F. That underground elechrical and telephone utiI.
ities shall be installed with no new poles to
be set either adjacent to or on the said parcels.

G. That reciprocal access easements for traffic
circulation dependent upon development of each
parcel shall be submitted to the City for
review and approval.
PASSED AND ADOPTED at a regular meeting of the City of
Tustin City Council, held on the 20th day of June, 1977.
