RESOLUTION N0. 77-64
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN APPROVING TENTATIVE PARCEL MAP NO.
77-96 FOR PROPERTY BOUNDED BY MCFADDEN, TUSTIN
VILLAGE WAY AND THE NEWPORT FREEWAY AND OFF RAMP.
The City Council of the City of Tustin does hereby
resolve as follows:
1. The City council finds and determines as follows:
A. That Tentative Parcel Map No. 77-96 was sub-
mitted pursuant to Ordinance No. 651 by the
Hon Development Corporation for the purpose of
creating four (4) parcels from two (2) existing'
parcels as indicated in Book 402, Page 25, Block
2, Parcels 1 & 2, Records of Orange County with
properties bordered by McFadden Street on the
south, Tustin Village Way on the west, Newport
Freeway off-ramp on the north and the Newport
Freeway on the east.
B. The Planning Commission reviewed the proposed
tentative parcel map' and by Resolution No. 1638
recommends to the City Council the approval of
the parcel map subject to conditions.
C. That the proposed tentative parcel map division
is categorically exempt from the requirements
of an Environmental Impact Report.
2. The City Council hereby approves Tentative Parcel
Map NO. 77-96 subject to the following terms and
conditions-
A. That the dedication of a 15 ft. wide strip of land
along Tustin Village Way and an additional 10
ft. wide strip of land along McFadden Avenue for
street improvement purposes is required.
B. That access rights be restricted as 'follows-
1. Tustin Village Way - one new drive plus the
joint use drive at the southerly boundary.
2. Right turn ingress and egress from the Mc-
Fadden Avenue drive.
C. That there be the submission of improvement plans
for Tustin Village Way and McFadden Avenue includ-
ing curbs, gutters, drive aprons, sidewalks (8 ft.
wide), street trees and traffic signing and
striping as required by the City Engineer.
D. That marbelite street lights and underground con-
duit be installed as required by the City Engineer.
E. That adequate domestic water and sanitary sewer
facilities be installed to serve all parcels.

F. That underground electrical and telephone utilities!?..
be installed with no new poles being set either
adjacent to or on the said parcels.
G. That drainage system and hydrology calculations
to be reviewed by the City Engineer with no
diversion of flows.
H. That provisions for reciprocal access easements
for traffic circulation to each parcel be sub-
mitred for review and approval by City Staff.
I. That the revision of' Parcel 2 to front upon a
publicly dedicated street or provision for a
permanent easement to said parcel be submitted
in revised plans.
J. That access be provided, and an on-site fire
hydrant be installed to the satisfaction of the 1
Fire Chief.
