SUMMARY
The proposed lot line adjustment is being requested by Zorro Investment Company, to
adjust a lot line in order to provide sufficient area for the construction of a proposed service
station on the northerly side of Irvine Boulevard adjacent to the SR55 northbound on-ramp.
RECOMMENDATION
it is recommended that the City Council adopt Resolution No. 01-09 approving Lot Line
Adjustment 00-3.
FISCAL IMPACT
None.
BACKGROUND
This lot line adjustment is being requested by Zorro Investment Company, who owns both
parcels affected by the adjustment of the northerly lot line of 17241 Irvine Boulevard. Said
lot line will be adjusted northerly to prov. ide sufficient area for the construction of a
proposed service station.
DISCUSSION
Lot line adjustments are provided for in Section 6641'2(d) of the SubdiviSion Map Act. In
that section the Act makes provisions for local agencies to approve lot line adjustments
where the land taken from one parcel is added to an adjacent parcel, and where a greater
number of parcels than originally existed is not created.
The attached documents, consisting of the application and Resolution No. 01-09 will
provide for these adjustments once Resolution 01-09 has been adopted by the City Council
and the Lot Line Adjustment Application has been recorded at the Orange County
Recorder's office. '

The application has been reviewed by both the Community Development Department and
the Engineering Division of the Public Works Department, and the proposed adjustments
have been found to be in compliance with all zoning requirements of the City and the
provisions of the California Subdivision Map Act and CEQA.

RESOLUTION NO. 01-09
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 00-3
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions
for the local agency to approve lot line adjustments where the land taken from one
parcel is added to an adjacent parcel and where a greater number of parcels than
originally existed is not thereby created; and
WHEREAS, the City Council of the City of Tustin has reviewed Lot Line
Adjustment No. 00-3 and has made a finding that the real property described in
Exhibit A and shown on Exhibit B complies with the provisions of the California
Subdivision Map Act and applicable City of Tustin ordinances and regulations
'including the requirements for building sites; and
WHEREAS,

the City Council of the City of Tustin has made the following

That the proposal is eligible for processing as a lot line adjustment
pursuant to Section 66412 of the Subdivision Act;

That the requirements of the California Environmental Quality Act have
been met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line
Adjustment No. 00-3, as shown on Exhibits A and B is hereby approved and that the
parcels be considered building sites upon recordation of this document.
PASSED AND ADOPTED at a regular meeting of the City Council of the City of
Tustin held on the 20th day of February 2001.
