3 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, APPROVING AMENDMENT TO VESTING TENTATIVE
4 TRACT MAP 14188.
5 The City Council of the City of Tustin does hereby resolve as
follows:

I. The City Council finds and determines as follows:

A. That Amendment to Vesting Tentative Tract Map 14188
8 was submitted to the Planning Commission and City
Council by Standard Pacific for consideration; and
9
B. That a public hearing was duly called, noticed and
10 held for said Amendment by the Planning Commission
on January 9, 1995 and continued to January 23,
11 1995 and February 13, 1995, and by the City Council
on March 6, 1995.

C. That an Environmental Impact Report (EIR 85-2 for
13 the'East Tustin Specific Plan) has been certified
in conformance with the requirements of the
14 California Environmental Quality Act for the
subject project area.

D. That the proposed subdivision is in conformance
16 with the Tustin Area General Plan, adopted East
Tustin Specific Plan, Development Agreement and
17 Subdivision Map Act as it pertains to the
development of single family detached dwellings.

E. The .7182 acres of parkland required for this
19 development was previously dedicated with
recordation of Tract 12870.

F. That the City has reviewed the status of the School
21 Facilities Agreements between the Irvine Company
and the Tustin Unified School District. The East
22 Tustin Specific Plan, EIR 85-2 with subsequently
adopted supplements and addenda, the impact of
23 Amendment to VeSting Tentative Tract 14188 on
School District facilities, and reviewed changes in
24 State law, and finds and determines that the
impacts on School District facilities by approval
25 of this map are adequately addressed.
26 G. That the site is physically suitable for the type
of development proposed.

H. That the site is physically suitable for the
28 proposed density of development.

I. That the design of the subdivision or the proposed
3 improvements are not likely to cause substantial
environmental damage or substantially and avoidably
4 injure fish or wildlife in their habitat.
5 J. That the design of the subdivision or the type of
improvements proposed will not conflict with
6 easement. acquired by the public at large, for
access through or use of the property within the
7 proposed subdivision.
8 K. That the design of the subdivision or the types of
improvement proposed are not likely to cause
9 serious public health problems.
10 II. The City Council hereby approves Amendment to Vesting
Tentative Tract Map 14188 to add three additional product
11 types to the buildout of the previously approved
development, subject to the Conditions contained in
12 Planning Commission Resolution No. 3324.

PASSED AND ADOPTED at a regular meeting of the Tustin City
14 Council, held on the 6th day of March, 1995.
