CONDITIONAL USE PERMIT 07-026 a request to establish a martial arts studio (Tae Kwon Do) in an existing 1,600 square foot tenant space at 2560 Bryan Avenue, Unit C. APPLICANT: PROPERTY OWNER: RECOMMENDATION SEUNG HYUNG LEE TALIUM BETSY AND TONY CHING NEXTGEN PROPERTY, LLC That the Zoning Administrator adopt Zoning Administrator Action No. 08-002 approving Conditional Use Permit 07-026. Presentation: Edmelynne Huffer, Associate Planner The Acting Zoning Administrator explained the Zoning Administrator process and introduced the staff present. The Public Hearing opened at 10:33 a.m. The Acting Zoning Administrator noted that no one else from the public was present, and there were no items on the Consent Calendar. The Acting Zoning Administrator referred to certain conditions of approval, such as the allowed number of students and instructor, the scheduling of students to prevent parking problems, and the compatibility with other businesses in the area. The Acting Zoning Administrator explained that if the applicant were to wish to amend any of these requirements or other conditions of approval, it would Zoning Administrator Agenda February 11, 2008 Page 2 be necessary to return to the Zoning Administrator for approval. The Acting Zoning Administrator asked if the applicant had any concerns or questions. Mr. Lee responded in the negative. The Acting Zoning Administrator approved Zoning Administrator Action No. 08-002 approving Conditional Use Permit 07-026. REGULAR BUSINESS: None ADJOURNMENT: The Public Hearing closed and the hearing adjourned at 10:38 a.m. The date of the next meeting of the Zoning Administrator will be scheduled when items are set for hearing.
