HomeMy WebLinkAboutCC RES 77-363 8 10 11 13 14 15 16 17 18 19 20 21 23 24 25 26 RESOLUTION NO. 77-36 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA APPROVING TENTATIVE TRACT #6732 The ·City Council of the City of Tustin does hereby resolve as follows- 1. The City Council finds and d~termines as 'fOllows- A. That a proper application, pursuant to-Ordinance No. 651, was filed by Sand Dollar Development In- corporated for the purpose of creating a 30-lot subdivision for the property identified as being a portion of the west one-half of Lot 14, Block D of the A. B. Chapman tract in the City of Tustin, located northerly of 17th Street, butting the easterly right of way line of the Newport Freeway. B. That the Planning Commission of the City of Tustin reviewed the proposed tentative tract-map and by adoption of Resolution No. 1608, did recommend to the City Council the approval of the tentative tract map subject to conditions. C. That the City Council affirms the findings of the Planning Commission as contained in Resolution No. 1608. 2. The City Council hereby approves tentative tract No. 6732 subject to the fo.llowing conditions- a. That the subject acreage contained within the ' · tract map be annexed to the Tustin Lighting District, with proof of submission of appli- cation to the. County Surveyor's office required prior to signature of the final map by the City Engineer. b. Installation of marbelite street lights and underground conduit subject to approval of the City Engineer. c. The installation of street trees per the City of Tustin master plan of street trees. d. Dedication of all streets as required by the City Engineer, and dedication of access rights to Marshall Lane from lots 3, 4, 9, and 10 and to Carroll Way from lot 30 to the City of Tustin. e. Provision for adequate sanitary sewer and domestic water service to each subdivided lot and the installation of a loop water system if deemed practical by the Tustin Water Works and sub- mission of street improvement plans for the construction of curbs, gutters, sidewalks, street lights, Sewer, water, and final approval by the City Engineer. g. Provide for all underground utilities with no new over!~ead pole, s 'to be set withi~ or adjacent to the deve].o~'~ment. h. The removal of the chain link fencing along the westerly tract boundary and !an.d,~c~_n~ng in accordance wi th the plans, specifications, and approval of the State Highway Division. j. The submission for staff approval of precise plot plans, to indicate building locations as related to set back requirements., traffic circulation, driveway cuts, and sound attenu- ation measures, to inc.lude re. quired berms. k. The payment of park land dedication in lieu of fees as authorized by Section 6b of Ordinance. No. 685, prior to the issuance of building permits. 1. Compliance and conformance with the development policies as adopted by the City Council of the City of Tustin, to include the location of fire hydrants as required by the Fire Chief, the equipping of each residential unit with smoke detectors, and conformance with the Uniform Building Code.
