RESOLUTION NO. 76-140
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN AMENDING THE LAND USE ELEMENT OF
THE GENERAL PLAN RELATIVE TO PROPERTY LOCATED
ON THE NORTH SIDE OF SECOND STREET BETWEEN
PACIFIC AND "A" STREETS
The City Council of the City of Tustin does hereby resolve
as follows-
.
1. Section 65356.1 of the State of California Government
Code provides that when it is deemed to be in the public in'terest,
the legislative body may amend a part of the general 'plan.
2. The City Council approves the findings, and recommenda-
tions of the City of Tustin Planning Commission contained in
Resolution No. 1570, recommendin~ to the City Council approval
of the General Plan Amendment 76-2(F)', amending the land use
element for the properties designated in Exhibit "A" which is

attached hereto and incorporated herein by this reference, in .....
accordance with the designations in Exhibit "A", subject to the
following conditions of an implementing zone change action-
a) Lot lines shall be realligned by parcel map to .-
create R-1 parcels facing 2nd Street with minimum frontage of
50 feet and minimum depth of 12.5 feet, with no lot to be less
than 6,250 sq. ft.
b) Proposed density for multi-family struc%ures shall
not exceed 16' dwelling units per acre no.r less than 2,500 sq. ft.
of land area per unit, and ingress and egress shall be
restricted to 1st Street.
c) Parking accommodations shall be not less than
two parking spaces per dwelling unit.
d) No unit or structure shall exceed 15 'feet in heig'
within 50 feet of a property line adjacent to a single family
residential building site.
e) Precise plans for development shall be submitted to

accompany the request for rezoning.
3. The City Council, by its Resolution No. 76-116, has
certified the EIR for General Plan Amendment No. 76-2.
4. The City' Council hereby approves General Plan Amendment
76-2(F) as recommended by the City of Tustin Planning Commission.
PASSED AND ADOPTED at a regular meeting .of the City Council
of the City of Tustin, California, held on the 20th day of December, 1976.
