RESOLUTION NO. 76-78
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, APPROVING TENTATIVE TRACT MAP NO.
9410 ON APPLICATION OF TAIT & ASSOCIATES, INC.
' The City Council of the City of Tustin does hereby resolve
as follows' .~ '

1. The City Council finds and determines as follows:
a, That Tentative Tract MaD No. 9410 has' been filed
_
by Tait &' Associates,. Inc. on behalf of Sand
Dollar Development, Inc. for the 1.88 acre parcel
located on the southwesterly corner of Browning
,and Nisson Road, for the purpose, of authorizing
construction of seven (7) four-plax units and
one (1) duplex on eight lots.
· b. That said Tract is in conformance with the Tustin
Area General Plan, and the Conservation and Open
Space Element thereof.
c. .That a request for a nega.tive environmental impact
report has been requested and is hereby approved
· on the'basis of an insignificant impact upon the
environment.
d. That the Planning Commission by Resolution No. 1525
does reco~um, end approval of Tentative Tract No' 9410
2. The 'City council hereby approves Tentative Tract MaP
No. 9410, subject to the following, conditions-
a. Compliance with the terms and conditions of
Planning Commission Resolution No. 1525.
b. The satisfaction of. the requirements of the 'Fire
Department and City Engineer as contained in. the
staff report dated July 12, 1976.
c. The review and approval of the composite, site plan
by the.Plannin9 Commission prior .to submission
of the Final Tract ~?~ap, to include perimeter.wal!s,
sound attenuation, and off-street parking
accommodations.

d. The removal of billboards prior to submission of '-
the Final Tract Map. '

e. The payment of parkland dedication in lieu fees
in the amount of $4,825.00 as a condition of
approval of the Final Map.
·
f. The adoption of' the Zoning 'Ordinance amendment by
the City Council authorizing the proposed develop-
men.t prior to approval of the Final. Map.
g. Approval of the Tentative T~act Map No. 9410 by
the City Engineer.
h. Subject Tract shall be responsible for the payment
of all fees in compliance with the conditions of

development in the City of ~ustin.as specified by
the guidelines for planning, zoning and
as .adopted by the City Council Resolution.. No. 73~':~
