RESOLUTION NO. 76-43
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING TENTATIVE MAP NO. 9345 ON
APPLICATION OF THE SAND DOLLAR DEVE'LOPMENT COMPANY
The Ci'ty Council of the City of. Tustin does hereby resolve
as follows:

1. The City Council finds and determines as follows:
·
'a. That a proper application, pursuant to Ordinan.ce
No. 651 was filed by Tait and Associates on .behalf
of the Sand Dollar Development Company, Inc., 9092
Talbert Avenue, FountaiI~ Valley, CA 92707
b. That a negative environmental impact 'report related
to the subject p.roperty was filed with the Local
Agency Formation Commission for certification on
April 16, 1976;

c. The subject property is classified in the R-1 Dis-
trict of the County of Orange and the.oR-1 District
of the City of Tustin, with the frontage of said
property designated as potential professional office
buildings by the Tustin Area General Plan and the
residential use is a permitted use within a pro-
fessional district;
d. That the proposed subdivision of the property,
subject of Tentative Tract No. 9345, is in accord
with all the requirements and stipulations of the
Zoning Ordinance of the City of Tustin; and
e. That the Plannin~ Commission, by Resolution No.
1508, does recommend approval of Tentative' Map
No. 9345.
2. The City Council hereby approves Tentative Tract Map
No. 9345, subject to the following conditions-
a. Compliance with -the terms and. conditions of
Planning Commission Resolution No. 1508.
b. The instaliation o'f fire hydrants and proper sized
water mains with fi.re.hydrants to be located in the

S.E. corner of Lot 22 and the N.E. corner .of Lot
· .
.~ 16 of the subject tract.

¢. .All houses shall be constructed in conformance with
the Uniform Building Code and shall be eauipDed
with smoke detectors and shall further conform .to
the Fire Department 'reg.ulations and r~quirements
on subm.;..ttal of building plans.

d. Subject tract shall be reauired to Day in lieu fees
for park land eauivalent to the value of 1/3 of an
acre of land as determined by the market value' as
shown on the land assessment roll of the Orange
County Assessor.

e. Subject ~ract shall be responsible for .the payment°
of all fees in compliance with the conditions of
development in the City of Tustin as specified by .......
the guidelines for planning, zonin.~ an~ develo.~me
as adopted, by City Council P..esolution No. 73-35.
f. Prior to the approval of the final mad the design
review shall incorporate' the westerly~':~lood control
' ri~ht-of-way into adjoining lots, subject to the
approval of the Orange County Flood Control
District.
g. Approval of the Final Subdivision MaD shall be con-
tingent upon the annexation ~f the s~bject property
to the City of Tustin.
h. Compliance and terms of conditions ~or development
as recommended by the City En.q'ineer as contained in
the staff report dated April 22, 1976'
