HomeMy WebLinkAboutCC RES 75-855 8 . 9 10 11 15 15 16 17 18 19 ~0 ~5 ~6 28 29 30 4~6 RESOLUTION NO. 75-85 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN APPROVING TENTATIVE TRACT MAP NO. 8912 ON APPLICATION OF THE IRVINE COMPANY The City council of the City of Tustin does hereby 'resolve as 'follows: 1. The City Council finds and determine~ as follows- ! a. That a proper application, pursuant to Ordinance No. 651 was filed by the Irvine ComPany to create a 44 lot subdivision in the Planned Community Dis- trict on 8.79 acres, being a portion of Tract No. 7813; · . b. That said proposal is in accord with the Land Use Element of the General Plan of the City of Tustin (as amen·ded), and in accordance with the Planned Communfty District Regulations; c. That an Environmenta.1 Impact Report for the proposed sub·division has been certified by the City Council; d. That 'the Planning. Commission, by Resolution No. 14 74, does .recommend approval of Tentative. Map No. 8912; and e. That as a condition' of approval, the owner-developer offers and the city' Council accepts the'con'struction of three (3) tennis courts, at a cost to the City of· Tustin, not to exceed $2',000.00, with said' courts to. be fully improved with lighting to the satis- faction of the City of Tustin. · 2. Tke City Council hereby approves Tentative T·ract Map No. 8912, subject to the following conditions- a.· Compliance with the terms and conditions of Planning Commission Resolution No. 14 72 and No. 14 74, except for condition 2d) pertaining to Lot 18, and Council Or din an ce No. 667; b. That the City's contribution toward the constructi°n· of a third tennis court in the amount of $2,000.00 shall not be made until such time. as Tract No. 8912. is completed and the tennis courts are accepted by the City of Tustin; c·· 'A waiver of building excise fees for subject develop- ment in consideration for the construction of public recreational facilities; " d. Submission of st.reet improvement plans for the con- .s. tr.uction of curbs, gutters, sidewalkS, street light,~ sewer, water, drainage facilities per City standards and final approval by the City Engineer; e. .Ail street signing and striping, as directed by the City Engineer; 437 .. Submission of hydrology and hydraulic calculations to substantiate the adequacy of size of'the existi' storm drain system with regards to the proposed de ve lopment; g. Installation of street trees to conform with the city's Master Plan of Trees; · h. Provision for adequate sanitary sewer and domestic. water facilities to the satisfaction of the City Engineer; i. Provision for al~ .: underground utilities with no new overhead poles to be set withi.n or adjacent to the de ve 1 opmen t; j. Submissi~°n of a composite site plan delineating buildings and driveway locations with respect to street lights and fire hydrant locations. Plan shall include the lo6ation, height, type of fencing and/or wall along the common boundary of the tract and park site; k. Submission of-construction drawings for the instal- lation of three tennis courts with lighting, park revamping including grading, irrigation system and . access walks; . . 1. Submission of a grading plan indicating elevations bf all adjacent lots and park areas with respect to the' proposed .development; and m. Submission of wall and fence plans p~oviding for a masonry screen wall not less than 6' 8" in height adjoining any residential property with. wrought iron fencing for those areas of the park-site ad- joining cul de sac streets or front yard set-back areas.
