HomeMy WebLinkAboutCC RES 74-0784 9 t4 ' 19 £0 21 27! 71 RESOLUTION NO. 74-78 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN APPROVING TENTATIVE TRACT MAP NO. 8490. The City Council of the City of Tustin does hereby resolve as follows: 1. The City Council finds and determines- (a) That the K & W Development Korporation, P.O. Box · 176, San Dimas, Calif. 91773,. has filed a Tentative Tract Map No. 8490 for the development of a 41 lot single-family residential subdivision on a 9.93 acre parcel parallel to the Newport Freeway, bounct- ed on the north by Fairhaven and to the south by 'Santa Clara Avenue. '(b) That an Environmental Impact Report was filed for said project, and certification of the EIR was made ' 'by.' the City Council on August 19, 1974, with nota- tion of adverse environmental factors. (c) That. measures are proposed to mitigate against the a~verse environmental factors and that the City CoUncil deems the right of the property or;net to develop the pr. operty for residential housing units Superior to the adverse environmental factors due to the unique location and restricted access to the property. (d.) That the proposed development is in accord with the Tustin Area General Plan. , (e) That the development of said %rack shall require the coordination and approval of the City of Orange, County of Orange, and State Department of Transpor- tation. 2. The City Cour. cil hereby approves Tentative Tract Map 8490 for that portion within the incorporated limits of the City of Tustin subject to the following terms and conditions- (a) %pproval of %he City of Orange for emergency access road to Fairhaven Avenue with provisions for a per- manent maintenance of said easement by others. (b) Approval of the County of Orange for street Work, drainage, and access to the Tract for that por'tion within the unincorporated territory of the Counay of Orange. · (c) Approval of the State Division of Highways for drainage into State Right-of-Way facilities, slope easements, boundary walls, and landscape permit. 15 21 (d) Compliance with the mitigating measures as stated in the Certified Environmental Impact Report No. 74-2. (e) Compliance with the terms and conditions of the City Engineer as contained in the memorandum date~i October 17, 1974, to include among other condition the following- / 1) Removal of all eucalyptus trees within 'the limits~ of the property to be developed. ' 2) Submission of a composite site plan (~elineating building setbacks and driveway locations. This plan should also show the meandering si¢~.ewa'lk layout with respect to the structures and curbs. 3) 'Submission of street improvemen't plans for the construction of curbs, gutters, sidewalks, stree'h lights, sewer, water, draJ. nage facilities and . · traffic circulation per City standards and appro- val by the City Engineer. 4) Installation of drainage faciliti°es to limit .. · , storm flow within the streets to a .maximum dis- tance of 1000 feet which is present ~City policy. 5) Installation of street trees ~o conform with ·.the City's Master Plan of Trees and other rela'ked landscaping on berms, islands,, slopes, etc. . .... · 6) Subject parcel of land be annexed to the 1Custin Lighting District.
