3 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING ZONE CHANGE 92-003, A
4 REQUEST TO AUTHORIZE A ZONE CHANGE OF PROPERTY
GENERALLY LOCATED AT THE SOUTHERLY SIDE OF EL
5 CAMINO REAL APPROXIMATELY 450 FEET EAST OF NEWPORT
AVENUE FROM CENTRAL COMMERCIAL (C-2) ~DISTRICT TO
6 COMMERCIAL GENERAL {CG) DISTRICT.

The City COuncil of the City of Tustin does hereby ordain as
8 follows:
9 I. The City Council finds and determines as follows:
]0 A. That Zone Change 92-003 was submitted to the City
Council by Frontrunner Homes on behalf of the
~] property owner for consideration.
12 B. That a public hearing was duly noticed, called and
held on .said application by the Planning Commission
33 on March 22, 1993, and bythe City Council on April
14 5, 1993.
C. That the project will not have a significant effect
~5 on the environment and a Negative Declaration has
been prepared pursuant to the provisions of the
~6 California Environmental Quality Act.
~7 D. That the proposed Zone Change to Commercial General
(CG) District is consistent with all elements of
18 the Tustin Area General Plan, and in particular the
Land Use Element which designates this property
19 Commercial (C), which would accommodate a broad
20 range of commercial uses and development.
E, That the proposed Zone Change to CG is in the best
21 interest of the public health, safety and welfare
of the surrounding area in that the proposed zoning
22 district designation of CG is compatible with
23 commercial uses surrounding the development.
24 F. That the proposed Zone Change to CG is in the best
interest of the public health, safety and welfare
of the surrounding area in that the proposed zoning
25 district designation of CG is Compatible with
26 commercial uses situated adjacent to the freeway.
27 G. That the proposed Zone Change to CG would-eliminate
a small single parcel C-2 zoning designation island
thereby creating a larger, more logical and
28 cohesive CG zoning designation.

II. The City Council hereby approves Zone Change 92-003
5 changing the zoning designation of the property located
at the southerly side of E1 Camino Real approximately 450
G feet east of Newport Avenue, from Central Commercial (C-
2) District to General Commercial (CG) District as shown
7 on Exhibit A, attached hereto.
8 PASSED AND ADOPTED by the City Council of the City of Tustin
at a regular meeting held on the 19th day of April, 1993.

and duly passed and adopted at a regular meeting of the City
2] Council held on the 19th day of April, 1993, by the following
