SUBJECT: ACCEPTANCE OF PUBLIC NON-BACKBONE IMPROVEMENTS AND
RELEASE OF BONDS FOR TRACT MAP NO. 16507, W.L HOMES, LLC
(TUSTIN FIELD II, PARCEL 34)
SUMMARY
All public non-backbone improvements associated with Tract Map No. 16507 have been completed.
The Public Works Department is now recommending the acceptance of public non-backbone
improvements and release of the public improvement and monumentation bonds.
RECOMMENDATION
It is recommended that the City Council release the following bonds in the indicated amounts:
Faithful Performance Bond (Bond No. SU 5009274) .................................... $ 1,248,500.00
Labor and Material Bond (Bond No. SU 5009274) ........................................... $ 624,000.00
Monumentation Bond (Bond No. SU 5009257) .................................................. $ 51,000.00
FISCAL IMPACT
There is no fiscal impact to the City with this action.
BACKGROUND
Tract Map No. 16507 is located within Planning Area 21 (Parcel 34) of the MCAS-Tustin Specific
Plan, generally bounded by Edinger Avenue to the north, Harvard Avenue on the east, the Peters
Canyon Flood Control Channel and Jamboree Road on the west, and Moffett Avenue on the south.
As a condition of approval, W.L. Homes, LLC was required to post the subject bonds for the
construction and replacement of public non-backbone improvements adjacent to the project.
The developer has completed all work related to the public non-backbone improvements and
monumentation for Tract Map No. 16507 to the satisfaction of the Public Works Department. The
improvements were completed on August 21, 2008. It is recommended that the above-mentioned
bonds be released by the City Council. A Subdivision Warranty Bond (Bond No. SU 5009274 of
$125,000.00) will remain in effect for one year from the date of completion of the public improvements,
which will be August 21, 2009.
