HomeMy WebLinkAbout04 Supplement 4Binsack, Elizabeth From: Linda Smith [lesmith1@ca.rr.com] Sent: Wednesday, November 12, 2008 10:35 AM To: Binsack, Elizabeth Cc: Linda Jennings Subject: CUP 08-015 and Design Review 08-008 As a homeowner of a Victorian-Queen Ann cottage house in the historic Old Town Tustin, I am concerned over the plans for a garage at 455 West Second Street. While our district is an eclectic assortment of styles over the last 125 years, the designs submitted for this garage do not meet the City's Residential Deign Guidelines: "A new accessory structure, such as a garage, granny flat or garden shed can generally attain architectural compatibility by incorporating a few key character defining elements of the main building. Some of the key elements to consider include: Roof pitch and style; building proportions; exterior siding and roofing materials; door and window style; and color. Accessory buildings are utilitarian structures and should not attempt to incorporate the level of detail and decoration as the house unless they are attached to it and are clearly visible from the street." [City of Tustin Residential Design Guidelines, Cultural Resource District, adopted August 15, 1994] The two photographs of the existing house and the proposed accessory structure on page 5 of the CUP 08-015 and DR 08-008 report demonstrate the architectural inconsistencies, specifically in roof pitch and style and building proportions. The recommendation that this plan be approved by the Planning Commission with "further architectural enhancement to the final design to be provided at plan check" is to lose control over the final exterior appearance of this structure. Thus I hope the Planning Commission will reject this CUP until such time as a plan complementing the existing house be submitted. Llyn Smith 540 West Third St. Old Town Tustin
