A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL
US~ PERMIT ON APPLICATION NO. U. P. 63-155 OF
NEWPORT COLONIAL.
The City Council of the City of Tustin, California, does
resolve as follows:
Section 1. The City Council finds and determines that
p proper application (No. 'U. P. 63-155) was filed for conditional
use permit to Dermit a planned residential development and to approve
preliminary architectural development plans for the property in the
"U" zone described as:
The East 10 acres of the following:
Commencing at the Northwest corner of Lot "I" of the
"Stafford and Tustin Tract", as shown on a map thereof recorded in
book 2, pages 618 and 619, Miscellaneous Records of Los Angeles County,
California, running thence South 67.25 rods to the land formerly owned
by Ed Abbott; thence East 48 rods; thence North 67.25 rods and thence
West to the point of beginning.
The North 8 acres of Lot "H" of {he "Stafford and Tustin
TractOr, as shown on a map thereof recorded in book 2, pages 618 and
619, Miscellaneous Records of Los Angeles County, California.
Section 2: The Planning Commission duly called, noticed
and held a public hearing on said application on February 13, 1964,
and at said hearing failed to take action on said application.
Section ~. An appeal was filed by the applicant to the
City Council.
Sect__iQn_~_. The City Council duly called, noticed and held
a public hearing on said application.
Sec_ti0nS~. The City Council finds and determines that
the proposed use would not be detrimental to the health, safety,
morals, comfort or general welfare of the persons residing and
working, in the neighborhood of the proposed use, and would not be
injurious or detrimental to property and improvements in the neighbor-
hood nor to the general welfare of the City, and a conditional use
permit should be granted.
Section 6. The Conditional Use Permit, as applied for,
to permit a planned residential development is hereby granted and the
architectural plans on file are approve~, subject to the following
conditions:
1. Disposal of sewage shall be by means of a public
sanitary sewage system.
2. The subject development shall be annexed to the 7th
Sewer Maintenance District.
3. The applicant shall install full improvments for both
Williams and Main Street meeting the approval of the City Engineer.
4. The applicant shall provide a system of underground
utilities.
5. The applicant shall construct a six (6) foot masonry
wass along all interior property lines as indicated on the OFFICIAL
COPY of the plans.
6. All buildings and structures shall be of the size and
type and in the locations indicated on the pleat ~lan
7. All water mains shall be installed to form a loop system.
8. All fire hydrants shall be located as directed by the
Fire Department and of the ~ames Jones ~378 or an approved equal.
9. All water mains shall be of Transite Class ~ 150.
10. One (1) gate valve shall be installed at each Fire
hydrant between the main line and the hydrant.
ll. All Fire Extinguishers shall be located as directed
by the Fire Chief.
12. One co~y of a map showing the location of all main
water lines as constructed shall be filed with the Fire Department.
13. At least one copy of the above map shall be located in
a conspicuous place, under glass, within the development for emer-
gency purposes meeting the approval of the Fire Department.
14. The developer shall install a fire hydrant system
sufficient to provide for a flow of 2500 gallons per minute, based
upon the specifications of flow and pressure provided by the Tustin
'Water Works.
15. All provisions for surface drainage shall meet the
approval of the City Engineer.
PASSED AND ADOPTED by the City Council of the City of
Tustin, on the 3rd day of February, 1964.

the whole number of the members of the City Council of the City of
