CONDITIONAL USE PERMIT 09-003 - a request to establish an educational/tutoring facility at a tenant suite in an existing office building. APPLICANT MIRIAM C. PRELL MRS. PRELL'S EDUCATION SERVICES, LLC PROPERTY OWNER: ASSOCIATED FINANCIAL PLANNERS VI C/O JEFF HUSTON LOCATLON: 17742 IRVINE BOULEVARD, SUITE 201 RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action 09-001 approving Conditional Use Permit 09-003. Presentation: Reina Kapadia, Associate Planner The Public Hearing opened at 10:31 a.m. The Acting Zoning Administrator briefly explained the process and asked the attendees to identify themselves. Miriam Prell, the applicant; Taylor Prell, her husband; and Beth Witt, representing the building owner, were in attendance. The Acting Zoning Administrator asked if the applicant had reviewed the staff report. The applicant responded in the affirmative. Zoning Administrator Agenda March 23, 2009 Page 2 The Acting Zoning Administrator asked if anyone had and questions or concerns. The attendees answered in the negative. The Acting Zoning Administrator reviewed various points in the staff report and conditions of approval. Ms. Prell indicated that it may be necessary to add additional afternoon classes and asked if that would require a change in the conditions of approval. Staff replied that the approved hours were 8 a.m. to 8 p.m., Monday through Saturday, and the addition of afternoon classes would not require any changes to the conditions. The Acting Zoning Administrator indicated that modifications to the business hours could be made later if necessary and also reviewed the parking restrictions. The Acting Zoning Administrator approved Zoning Administrator Action 09-001 approving Conditional Use Permit 09-003. REGULAR BUSINESS: None ADJOURNMENT: The meeting adjourned at 10:35 a.m. The date of the next meeting of the Zoning Administrator will be scheduled when items are set for hearing.
