I AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, APPROVING THE RE-ZONING
OF THE PROPERTIES LOCATED AT 18112-18138
2 MAIN STREET:1031-1053 ANDREWS STREET; 1032-
3 1034 ANDREWS STREET; 1021,1033 SAN JUAN FROM
MULTIPLE-FAMILY RESIDENTIAL (R2 & R4} TO
4 COMMERCIAL GENERAL-PLANNED UNIT DEVELOPMENT (CG-PUD) DISTRICT
5 The City Council of the City of Tustin does hereby ordain as
fol 1 ows:
(~ I. The City Council finds and determines as follows:
? A. That a proper applications (Zone Change 83-1), has
been filed by the City of Tustin, for a zone change from
8 Multiple-Family Residential {R2 & R4) District to
Commercial General -P1 anned Unit Development (CG-PUD)
9 District for the property described in Exhibit "A"
attached hereto and incorporated herein by this
10 reference as though set forth herein in full.
11 B. That a public hearing was duly called, noticed and
12 held on said application.
13 C. That a zone change should be granted for the follow-
i ng reasons:
14 1. The Commercial General District is in conformance'
with the commerical land use designation of Tustin
15 Area General P1 an.

2. The Commercial General District authorizes a broader
17 range of permitted uses and provides the opportunity
for review of unclassified uses for appropriateness
18 of site and development.
19 D. Development of subject property shall be in
accordance with the policies adopted by the City
9.0 Council; Uniform Building Codes as administered by the
Building Official; Fire Code as administered by the
21 Orange County Fire Marshal; and street improvement
requirements as administered by the City Engineer.
E. Final development plans shall require the review and
I)3 approval of the Community Development Director.
24 F. That a Negative Decl arati on was previously approved
to comply with the requirements of the California
I~5 Environmental Quality Act.
26 G. Uses within the District are subject to approval of a
Use Permit

II. The City Council hereby approves Zone Change 83-1 for
~) the above described properties (Exhibit "A")-from
Multiple-Family Residential (R2 & R4} District to
3 Commercial General-Planned Unit Development (CG-PUD)
District.
PASSED AND ADOPTED at a regular meeting of the City Council held on
5 the 2nd day of May , 1983.
