RDA 92-7 A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING DESIGN REVIEW 92-021 AUTHORIZING MODIFICATIONS TO THE PARKING LOT LAYOUT, INSTALLATION OF LANDSCAPE IMPROVEMENTS AND CONSTRUCTION OF NEW EAST ELEVATIONS FOR A FIRE DAMAGED STRUCTURE ON THE PROPERTY LOCATED AT 135 SOUTH PROSPECT AVENUE. The Redevelopment Agency of the City of Tustin does hereby resolve as follows: The Redevelopment Agency finds and determines as follows: ae Pursuant to the adopted Town Center Redevelopment Plan, the Redevelopment Agency shall approve all site plans and architectural designs of any project proposed within the Redevelopment Agency Project Area. Be That a proper application, Design Review 92- 021, has been filed on behalf of Stephen D. Paquette requesting authorization to modify the parking lot layout, installation of landscape improvements and construction of new east elevations for a fire damaged structure on the property located at 135 South Prospect Avenue. Co That the Planning Commission has recommended to the Redevelopment Agency approval of Design Review 92-021 by adopting Resolution No. 3048, at their meeting held on June 22, 1992. De Pursuant to Section 9272 of the Tustin Municipal Code, the Redevelopment Agency finds that the location, size, architectural features and general appearance of the proposed development will not impair the orderly and harmonious development of the area, the present or future development therein, or the occupancy as a whole. In making such findings, the Redevelopment Agency has considered at least the following items: 2. 3. 4. Height, bulk and area of buildings. Setbacks and site planning. Exterior materials and colors. Landscaping, parking area design and traffic circulation. Location, height and standards of exterior illumination. Relationship of proposed structures to existing adjacent uses. Appearance and design relationship of proposed structures to existing structures and possible future structures in the neighborhood. Development guidelines and criteria as adopted by the City Council. Ee This project has been determined to be Categorically Exempt (Class 1) pursuant to Section 15301 of the California Environmental Quality Act. II. The Redevelopment Agency conditionally approves Design Review No. 92-021 authorizing modifications to the parking lot layout, installation of landscape improvements and construction of new east elevations for a fire damaged structure on the property located at 135 South Prospect Avenue, subject to all conditions contained in Exhibit A of Planning Commission Resolution No. 3048, incorporated herein by reference.
