RDA 89-6 A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, AUTHORIZING CONSTRUCTION OF AN APPROXIMATE 12,390 SQUARE FOOT INDUSTRIAL BUILDING AT 1302 INDUSTRIAL DRIVE (DESIGN REVIEW 88-29). The Community Redevelopment Agency of the City of Tustln resolves as follows: I. The Community Redevelopment Agency finds and determines as follows: Aa Pursuant to the adopted South/Central Redevelopment Plan, the Redevelopment Agency shall approve all site plans and architectural designs of any project proposed within the Redevelopment Agency Project Area. A proper application, (Design Review 88-29) has been filed on behalf of Solmar Development Company requesting authorization to construct an approximate 12,390 square foot industrial building at 1302 Industrial Drive. Co The Agency has reviewed the proposed project and determines that the project will be compatible with the surrounding area. Do A Negative Declaration has been approved by the Redevelopment Agency in conformance with the California Environmental Quality Act. Final development plans shall require approval of the Community Development Department pior to issuance of Building Permits. F. The project is in conformance with the South/Central Redevelopment Plan. II. The Community Redevelopment Agency of the City of Tustin, California, hereby approves the site plan and elevations for an approximate 12,390 square foot industrial building to be located at 1302 Industrial Drive subject to the conditions contained in the attached Exhibit A. RDA 89-6 GENERAL 1.1 1.2 1.3 The proposed project shall substantially conform with the submitted plans for the project date stamped December 14, 1988 on file with the Community Development Department, as herein modified, or as modified by the Director of Community Development Department in accordance with this Exhibit. Unless otherwise specified, the conditions contained in this Exhibit shall be complied with prior to the issuance of any building permits for the project, subject to review and approval by the Community Development Department. Design review approval shall become null and void unless building permits are issued within twelve {12) months of the date on this Exhibit. SITE AND BUILDING CONDITIONS 2.1 The site plan shall be modified as follows: 2.2 FEES 3.3 Provide information and details for the light bollards adjacent to the front walkway. Note on final plans that a six foot high chain linked fence shall be installed around the site prior to building construction stages. New development fees to the Community Development Department. School facilities fee to the Tustln Unlfted Schoo] District. Fe Circulation and Transportation improvement fees for the Pacific Center East Specific Plan area in the amount of $2.60 per sq.ft, of office space, $1.80 per sq.ft, of R & D space and $1.00 per sq.ft, of Industrial space. GRADING 4.1 Prior to issuance of grading permits, the applicant shall submit an erosion control plan to the Building Official for review and approval. Said plan shall address both wind and water erosion. ENVIRONMENTAL 5.1 The applicant shall obtain permits from the SCAQMD in compliance with AQMD Regulation No. 15, as necessary. 5.2 Construction activities shall be limited to the hours of 7:00 a.m. - 6:00 p.m., Monday through Friday, pursuant to the City's Noise Ordinance. 5.3 Compliance with all mitigation measures contained in the adopted Negative Declaration for the project.
