RESOLUTION NO. RDA 77-2
A RESOLUTION OF THE TUSTIN COMMUNITY REDEVELOPMENT AGENCY
REGARDING A USE PERMIT (UP 76-29) FOR THE CONSTRUCTION OF
A BOWLING FACILIY AT 1091 OLD IRVINE BOULEVARD.

Th,; Tustin Community Redevelopment Aqency finds and determines
as follows:
That an application has been submitted by Dr. Jack Mann on
behalf of the property owner, Richard Ochiai, Perez and
Hurtado Architects, for a Use Permit (UP 76-29) to author-
ize the construction of a 42-lane bowlinq facility at 1091
Old .Irvine Boulevard.
b. That public hearings were duly advertised and held on
said application.
c. That the applicant has requested and is hereby granted a
Negative Declaration of Environmental Im~3act Report.
That the proposed use will be compatible with surrounding
uses and will not be detrimental t.o the area evidenced by
the findings that:
(I)
Th(; proposed site is abuttinq commercial uses on
three sides and is buffered from thc adjoining multi-
family complex to the north by solid perimeter build-
[nq wall, to be ¢:onstructed by the developer at a
heiqht of 8 feet.
(2)
Traffic access is from an intersecting street (Old
Irvinc) to a major arterial, thereby providing con-
venieDce of access and siqna]ized intersection.
(3) Landscapino., liqhting, and parking design shall be
in conformance with City standards.
Construction and developm(:,t shall be in conformance with
the applicable codes and policies adopted by the City
Cc)until and administered by tho Fir(? Department, Building
Official: City Engineer, and Community Development Director.
The Tustin Community Redevelopment Aqencv adopts and incorporates
the findinqs and deterred, nations of the Planning Commission, as
contained in Reso].ution No. 1573.
The Tustin CommunJ ty Redevelopment Authority hereby approves
Use Permit 76-29 authori, zing the co~]struct~on and operation
of a bowlJ, nq faci.[it-y at ]09] Old Irvine Boulevard, subject to
the foliowir~g condition:;:
a. Revision of plot F;lan anc] parkinq accommodations and
traffic circulation to [.he satisfaction of staff.
Staff approval of landscape plans, building materials,
]iqhting, elevations to include screeninq of roof sLructures,
and s~gning, with signing being ]i.mJted to one wall sign
not exc(:edi, nq 64 sq. ft. and one freestanding sign not
exceeding 64 :;~]. ['t. per face? and 24 ft. in height, with
