Staff outlined the parking situation at Tustin Plaza and noted that although the tenants are aware of the parking count for restaurant space they have added unauthorized seats as time has gone by. The unauthorized seats are subject to removal until such time as there is authorization for additional restaurant seating. There are also strict guidelines for employee parking at Spoons Restaurant. There is an off site parking agreement recorded against both properties and prospective tenants have to be notified of it. Commissioner Stracker asked if the management company had made any response after being informed of these additional seating problems. Staff responded that the management company did request the applications needed to pursue an amendment to CUP 85-09 and that information was mailed to them. Commissioner Butler noted that he had not noticed any parking problems at the location but asked if changing the zoning designation would improve the parking situation. Staff responded that the Planned Community zoning designation was the most flexible in the Tustin Municipal Code.
