ACTIVITY STATUS
Prospect Village Project The Agency has awaited information from the Developer (Prospect Village LP) required to issue a Partial
Certificate of Compliance on the Live/Work portion of the project in accord with the DDA. Applicant has
informed staff that it will not provide the necessary information in order for the City to issue the Certificate of
Compliance. No change in status.

Newport Avenue Extension
Continued coordination with Public Works on Phase 2 design work, including a property acquisition
strategy.
?
The Agency continues to manage two occupied fourplexes at 14741 and 14751 Newport Avenue that were
purchased for required right-of-way in Phase 2. Currently, there are two vacant units that are being
marketed for month-to-month rental.
Tustin Library The Library CIP Project has not been completely closed out yet pending additional work not part of the
gkkworks’ contract, including, but not limited to, IT connections and installations. City also continues to work
on warranty issues related to HVAC systems that are still unresolved.
Neighborhood Improvement Agency staff continues to participate in these Task Forces on an ongoing basis.

Commercial Rehabilitation An update to the Program is currently being reviewed. Modifications include revised boundaries for the
Program program to provide flexibility to utilize RDA funding for RDA Project Areas and also CDBG funding within
CDBG Target Areas. Presentation of the Program to Council is on hold pending legislative discussions on
Redevelopment elimination.

Tustin Town Center – New
A Request for Proposal (RFP) has been released, seeking proposals from Environmental Consulting Firms
Beginnings Study
for the preparation of a Program Environmental Impact Report (PEIR) that supports proposed General Plan
amendments, amendments to the Tustin City Code, a proposed Overlay District Zoning, and other zoning
modifications to the City’s Zoning Ordinance as recommended in the Strategic Guide. Proposals are to be
submitted by May 13, 2011.

Letters were mailed to all property owners living in the three neighborhoods, notifying them of the City
Council’s endorsement of the “Strategic Guide for Development” and the City’s desire for the continued
involvement of the property owners in the process. Two (2) property owners of Key Opportunity Site
parcels submitted Participation Interest Forms and staff will be scheduling meetings to discuss their interest
in developing their parcels. The Agency has received interest from a developer regarding one of the other
Opportunity Sites. In May, an additional letter and Participation Interest Form will be mailed to the
Opportunity Site property owners.

Staff partnered with Public Works to submit three (3) proposals for FY 2011-2012 Community Development

Block Grant (CDBG) funding. On April 19, the City Council approved CDBG funding as requested by
Public Works/RDA to prepare an engineering Project Study Report for certain right-of-way and gateway
improvements in the Center City Neighborhood and two engineering Project Study Reports for the West
Village Neighborhood (Tustin Village Way and McFadden Avenue). Public Works has begun to prepare
Request for Proposals (RFP) for two of the project study reports with an anticipated release in June. The
third RFP will be prepared in July and released in late August. These reports will include specific design
and evaluation of installation of improvements and amenities in these Neighborhoods as recommended
under Short Term Actions in the Implementation Plan of the “Strategic Guide for Development”.

Pacific Center East
Staff continues to field numerous broker and developer calls and inquiries regarding the former AAE
properties and potential interest in development.
?
Preliminary discussions with Schools First Federal Credit Union (“Schools First”) have occurred regarding
its interest in purchasing a vacant parcel next to its property at 15442 Newport Avenue. This item has been
placed on hold pending resolution of Del Amo right-of-way issues.
?
On November 2, 2010, an Exclusive Negotiation Agreement (“ENA”) was approved with R.D. Olson
Development for development of 2 hotels (300 rooms) and ancillary restaurant/retail/conference space on
the west side of Newport Avenue, north of the new SR-55 eastside ramps, south of Edinger Avenue. At
Developer’s request, a 60 day extension of time has been granted under the ENA. In accord with the ENA,
R.D. Olson has provided its preliminary concept plans to City staff for review. All operating departments
have reviewed the submitted plans and all comments were consolidated and provided to R.D. Olson. The
subsequent plans that are submitted by R.D. Olson shall address the comments that were provided. A
preliminary DDA draft is under review by the City Attorney’s office for circulation to developer shortly.
In accord with the ENA, an opinion of the market value of the property has been completed by an
independent third party appraiser, Pacific Real Estate Consultants, and is under review.

The Final Parcel Map for the former AAE property and Newport Avenue right-of-way and Del Amo right-
of-way areas was approved by the Council on April 19, 2011.
?
Lee & Associates is marketing the approx. 85,000 square foot facility at 15171 Del Amo Avenue for short
term uses only. On March 15, the City Council approved a rental agreement for a portion of the building
(28,000 sq. ft.) for a term of approximately 18 months to National Office Liquidators. The tenant has
provided documentation of the required insurance coverage and their lease becomes effective June 1, 2011.

RBF Consulting continues its design services of a comprehensive Gateway and Landscape Concept Plan that
will enhance the streetscape within the Newport Avenue/ SR-55 Freeway northbound ramp area including
landscape, hardscape, landscape signage, irrigation systems, lighting, and gateway monumentation within
the median islands, corner cut out areas, and the Caltrans ramps along Newport Avenue between Edinger
Avenue and Valencia Avenue.

Stevens Square Parking
Agency staff was contacted regarding development on an underutilized property fronting on Main and El
Structure
Camino Real (the Radan property) which is adjacent to the Stevens Square Parking Structure. The
development would provide an opportunity to facilitate improved access to the Stevens Square Parking
Structure. Staff has completed title work and a record constraints map to determine the property ownership
and easement interests in the alley behind the commercial business along Main Street to facilitate
coordination of any development proposal on the Radan property with other commercial uses that utilize the
adjacent alley and Steven Square Parking Structure. The project is currently on hold according to the
architect for the property owner who cited the owner’s other financial commitments at this time.

Staff is working with Community Development and the City Attorney to address the condition of the
parking structure as well as ongoing maintenance issues. On March 15, 2011, the City Council approved a
Consultant Services Agreement procuring the services of a structural engineer to conduct a structural
engineering assessment and provide a report identifying any immediate repairs and associated costs
necessary to bring the structure into compliance. Staff is working with the structural engineer to insure all
insurance documentation is submitted before issuing the notice to proceed.

The City Attorney has also prepared a draft Participation Agreement that will identify how costs addressing
the current condition are to be shared by the property owner and the Agency since the Agency has a 1/3
ownership interest in the parking structure. The City Attorney will also work with the property owner to
revive the required Community Association for the structure that will be responsible for collecting
association fees and overseeing ongoing maintenance. After staff meet with the property owner and obtain
support for the Participation Agreement, it will be brought to the Agency for approval.

Coordinated with Public Works on status of public improvement obligations, Vestar/Kimco obligations and

City reimbursement obligations under the DDA and Infrastructure Construction and Reimbursement
Agreement.

Agency staff continues to explore options that might facilitate land exchange between the Army and Vestar
and/or the City on the 14.5 acre Army Reserve site adjacent to the District.
The County has retained a consultant (Tait and Associates) to review the preparation of a Concept Plan for the
County of Orange
urban regional park and the feasibility of retaining and reusing the blimp hangar for public use. Agency and
City operational departments have continued to respond to requests for various City documents to support the
County’s planning efforts.
Provided a monthly status report to the California Department of Housing and Community Development (HCD)
Local Agency Military Base
and continue to respond to periodic inquiries from tax consultants representing potential and existing businesses.
Recovery Area (LAMBRA)
An updated and revised LAMBRA policies and procedures manual and updated LAMBRA marketing plan are
currently on-hold pending the Governor’s proposed 2011-2012 state budget proposal to eliminate LAMBRAs.
Tustin Unified School District Awaiting direction from City Council/Agency Board on quitclaim deeds and conveyance agreements previously
transmitted to TUSD in June 2008. No specific modifications provided to date from TUSD. No change in
status.
Lennar/Marble Partners/Meta Staff met with Meta Housing to review the responsibilities and requirements outlined in the Regulatory and
Housing Supplemental Agreements for the Coventry Court 240 unit project and to discuss marketing of the senior project.
Staff is preparing a response to Meta Housing’s request to utilize the California Utility Allowance Calculation
when determining the affordable rent.
Fire Station 37 Relocation The Consultant submitted Construction Documents and Specifications to the City and OCFA on April 21, 2011
for review. The plans are being reviewed to ensure all outstanding City and OCFA comments on the 90%
Construction Documents and Specifications submittal have been adequately addressed. All outstanding
insurance compliance issues with the Consultant and their sub-consultants have been adequately addressed.

ACTIVITY STATUS
Legislation – Federal The Association of Defense Communities (ADC) has commented on proposed legislation by Governor Brown to
abolish redevelopment agencies throughout the state and the negative impact such legislation would have on the
redevelopment of former military bases in the creation of jobs.
Navy (DoN) Reviewed, disseminated to applicable stakeholders, including the DoN, the Environmental Protection Agency
(EPA), the Department of Toxic Substances Control (DTSC), and the Regional Water Quality Control Board
(RWQCB), and followed-up with the City’s special Washington D.C. counsel on the following documents, as
needed:
?
Draft Finding of Suitability to Transfer (FOST) #9: RDA staff and special counsel, in cooperation with
representatives from the County of Orange and SOCCCD, reached resolution of outstanding issues with the
Navy. Issuance of a Final FOST #9 will facilitate conveyance of certain properties to various parties,
including the City, SOCCCD, and County of Orange. RDA staff has been working with engineering
consultant, PSOMAS, in preparation of required legal descriptions. However, on March 10, 2011, the Navy
informed the City that the FOST #9 efforts have now been placed on hold pending resolution of issues raised
by DTSC as part of the Draft CRUP review related to OU-1A. DTSC has raised issues regarding potential
risks to residents through the vapor intrusion pathway. The Navy has agreed to further evaluate potential
risks during the 5-year review prior to finalizing the FOST. The 5-year review had just begun and is
scheduled to be completed by October 2011. Based on this schedule, the best case scenario for moving
forward with FOST #9 is late summer. A worst case scenario is that the results of the 5-year review would
indicate that additional evaluation and institutional controls are required, taking potentially another 6-9
months to document. The City is awaiting an update from the Navy/DTSC regarding this new evaluation
and the resulting delay in schedule to property conveyances.

25-Acre Community Park Site
Agency staff continues to work with the Parks and Recreation Department and design consultant to finish
master park design of the future 25-acre community park site. A “Project Environmental Review Form”
(PERF) was resubmitted to the Navy on January 27, 2011. Approval from the Navy, RWQCB, and EPA
was received; however, a large amount of rather unsubstantial comments were received from DTSC on

March 25. City, Navy, and DTSC met on April 28, 2011 to discuss the outstanding issues; the City is
revising the document per the meeting and resubmitted the document during the second week of May for
final approval by all parties.

Agency staff and the Parks and Recreation Department prepared and submitted a revised “Federal Lands to
Parks” application to the National Park Service on March 29, 2011 as required for conveyance of the future
community park site. The draft application is an update to the initial application prepared and approved in
1994-1996.
Tustin Legacy Website Staff has finished updating the website. The structure, navigation, and content of the draft site is complete and
went public in early April 2011. The new website includes information for the general public related to current
and future residential developments, public services and utilities, business opportunities, leisure activities,
educational institutions, relevant news, documents and plans impacting Tustin Legacy. The Commercial
Property Search and Tools for Business Success features from the City website have also been incorporated into
the website. The website continues to be updated on an as-needed basis.

Former Master Developer
Continued to coordinate with the Department of Navy (DoN) on its review of a Project Environmental
Footprint (820 acres)
Review Form (PERF) for mass grading, utility and building demolition, and erosion control on Navy-owned
property within the Master Developer Footprint, and continued to coordinate response to the Base Cleanup
Team (BCT), including: the DoN, the Environmental Protection Agency (EPA), the Department of Toxic
Substances Control (DTSC), Regional Water Quality Control Board (RWQCB) and the City’s special

Washington D.C. counsel. The 11 version of the PERF was resubmitted on January 31, 2011, reflecting all
outstanding Navy, DTSC, and RWQCB comments. Approval from the Navy, RWQCB, and EPA was
th
received; however, comments were received from DTSC on March 25. The City, Navy, and DTSC met on
April 28, 2011 to discuss the outstanding issues; the City is revising the document per the meeting and
resubmitted the document during the second week of May for final approval by all parties. Authorization
from the BCT is one of the few outstanding requirements prior to issuance of a rough grading permit for the
Master Developer footprint. No change in status.

City staff has completed an inventory and index of all hardcopy and electronic documents and plans
submitted to the City by TLCP with the reconveyance of the property, and is coordinating with former
TLCP consultants on retrieving all undelivered editable electronic documents. Staff is finishing a tracking
table of all documents obtained to date.
?
City and Agency staff and select subconsultants (engineering, land use planning, market analysis, and
financial) continued work on preparation of a proposed framework revising the City’s disposition and
business plan strategy for the site.
?Coordinated with Public Works and Irvine Ranch Water District (IRWD) for the installation of a new well
(Well TL-1) at the northeast corner of Barranca Parkway and future Aston Ave. RDA staff has prepared an
access and construction license and exclusive easement for well purposes. The license has been tendered to
IRWD for execution and a draft exclusive easement has been transmitted to IRWD for review. The
exclusive easement will require approval by the City Council once accepted by IRWD.Also coordinated
with Public Works and IRWD for the preparation of a temporary license for access and excavation purposes
on Agency property located between Peters Canyon Channel and Tustin Field I. The work is necessary for
IRWD’s Well 21 and 22 Desalter Project within Edinger Avenue.

Tustin Legacy Disposition On April 25th, the City Council adopted a Disposition Strategy for the Former Master Developer Footprint.
Strategy Implementation With the approved Disposition Strategy the City will assume the role as the Executive Master Developer by
subdividing the former master developer site into development packages that will be acquired and developed by
private sector developers including on-site and off-site infrastructure improvements. Over the next few months,
the City staff will solicit developer interest on four “Early Development Opportunity Sites" that tie in with the
construction of the Tustin Ranch Road extension from Warner Avenue and to Walnut Avenue and are also
located in close proximity to The District at Tustin Legacy. These disposition packages were selected because
of their proximity to existing infrastructure and adjacent development. A developer selection process will be put
in place to assist the City in determining the most qualified developers for each disposition package. The overall
selection of a developer for each individual disposition package will need to be approved by the City Council.

South Orange County
Staff continued to monitor SOCCCD compliance with the Conveyance Agreement and Sublease in
Community College District
coordination with Public Works, Community Development, the City Attorney and the City’s Washington
(ATEP Campus)
D.C. special legal counsel, Kutak Rock. Staff continues to meet and discuss potential future amendments to
the Conveyance Agreement with SOCCCD.

Coordinated with SOCCCD on insurance renewals pursuant to the LIFOC.
?
Staff is coordinating with SOCCCD and the Navy on the demolition of existing structures on the SOCCCD
properties and the LIFOC property. Demolition is nearing completion on the deeded property; demolition
on the LIFOC properties is expected to commence spring 2011. Staff also reviewed and provided comments
on plans for demolition, utility severance, and grading activities associated with the demolition of Building
524 near future Warner Avenue.
?The County and SOCCCD entered into a Memorandum of Understanding regarding a potential land
exchange and the City will work to support implementation activities necessary for the success of the
proposed exchange. RDA staff worked with the engineering consultant, PSOMAS, to revise a detailed land
swap exhibit; the revised exhibit has been forwarded to SOCCCD for review.

Affordable For Sale Housing
Resales
?
There are currently twelve (12) affordable re-sale homes on the market: eight (8) moderate-income homes at
Tustin Field I, one (1) moderate-income home at Camden in the Villages of Columbus and three (3)
moderate-income homes at Arbor Walk. Staff is working with existing homeowners to process paperwork as
needed. In addition, two (2) Tustin Field II units are currently in escrow with one scheduled to close during
the month of May and one during the month of June. Staff will continue to review the documentation
submitted in order to verify buyers’ eligibility to participate in the affordable housing program as we receive
it.
Lenders
?
Staff has been working with eight (8) lenders who have knowledge of the documentation and requirements
related to the program. Recently, one (1) additional lender reviewed the required documentation and
approved the program as well. A list of all nine (9) lenders can be found on the City’s website and is
intended to be used only as a resource document by potential buyers and is not meant as a recommendation
or endorsement by the Agency or City. Staff will continue its outreach efforts to additional lenders that may
be interested in being added to the list as well. Staff is also working with the Neighborhood Housing
Services of Orange County (NHSOC) to identify lenders who support their program and who would be
interested in working with the City’s Affordable Housing Program. To date, one lender has reviewed and
approved the program documentation. Staff will continue to work with NHSOC in its efforts to reach out to
additional lenders.
Mortgage Credit Certification In December 2009, the California Debt Limit Allocation Committee (CDLAC) awarded Orange County an
(MCC) Program additional $14,000,000 in mortgage credit certificates. The National Homebuyers Fund, Inc. (NHF) is now
administering the program for the County. Only NHF-approved lenders can participate in issuing mortgage
credit certificates to qualified first-time homebuyers. Staff has submitted a list of lenders who currently work
with the Agency for NHF to contact. To date, three (3) lenders have been approved by the NHF to participate in
issuing mortgage credit certificates. The Agency website has been updated with the new administrator’s (NHF)
MCC program information. No change in status.

Monitor Foreclosure Activity
Assembled, prepared and submitted the monthly foreclosure report to the City Council. The reports are used
to monitor trends and spot potential issues regarding pre-foreclosure and foreclosure activity among
residential and commercial uses.

Staff provided the City Council with a quarterly report detailing default activity within the City’s Affordable
Housing Program for the period of January through March 2011. The City Attorney’s Office is currently
assisting with two (2) Notice of Sales, two (2) Notice of Defaults and one (1) Notice of Bankruptcy. The
City Attorney’s office is working with a Title Company on escrow documents to purchase one of the units
which has received a Notice of Sale. The foreclosure sale date has been extended to June 16, 2011.
?
Recently, Agency staff was notified of a tax-defaulted property in Tustin by the Orange County Treasurer-
Tax Collector’s Office. Since this property lies within the jurisdictional boundaries of Tustin, the City has
the option to purchase the property by curing the tax lien on the property if they intend to use the property
for a public purpose. On April 19th, City Council authorized Agency staff to proceed with the purchase of
the subject property for its inclusion to the City’s Affordable Housing For-Sale Program. The necessary
documentation was provided to the Treasurer-Tax Collector’s Office notifying them of the City’s intent to
purchase the property. The homeowner of the subject property has until June 28th to cure the tax lien. If the
lien is not cured, then the sales process with the City will move forward and the appropriate legislative
bodies will need to approve the transaction. Agency staff will continue to work with the Treasurer-Tax
Collector’s Office in the monitoring of this property.
Preservation of At-Risk Initiated discussions with Tustin Gardens and Irvine Company Apartments: Rancho Alisal, Rancho Maderas,
Affordable Housing Units and Rancho Tierra, regarding the extension of affordability restrictions as part of Housing Element
implementation activities.
Neighborhood Stabilization The Agency is monitoring the County’s application with the State and will retain the right to participate in the
Program (NSP) county-wide program once additional information is made available from the County. No change in status.

Homeless Prevention and The County awarded funds to Families Forward, Mercy House and Friendship Shelter to administer this county-
Rapid Re-Housing Program wide program. Funded under the American Recovery and Reinvestment Act of 2009, the program provides
financial assistance to households at risk of becoming homeless and who need temporary rent or utility
assistance. Staff meets bi-monthly with TEAM to insure Tustin residents, who risk eviction, access the program.
No change in status.
Orange County The Agency continues to participate in an ongoing basis with these programs and initiatives. Staff worked with
Homeownership Preservation the Tustin Effective Apartment Managers (TEAM) to identify apartment complexes willing to lease to families
Collaborative (OCHOPC) & who have gone through a foreclosure and provided that information to OC HOPC. No change in status.
OCBC Workforce Housing
Committee
Residential Rehabilitation Revisions to the Rehabilitation Program will be brought forward in the future for City Council review and
Program approval but are currently on hold pending the legislative discussion on redevelopment elimination.

Affordable Homeowners
One (1) refinance transaction was approved by the Agency on behalf of an affordable owner.
Refinancing
?Initial documents for three (3) refinance transactions from lenders on behalf of affordable owners have been
submitted. Staff expects to receive final documents in the near future.
Tustin Housing Authority On April 19, 2011, the Housing Authority Commissioners approved Resolution No. HA 11-01 adopting By-
Laws for the Tustin Housing Authority, which was established on March 15, 2011.
Senior Housing Project Staff met with an Affordable Housing Developer regarding a proposed Senior Housing Project in the Town
Center Redevelopment Project Area and worked with Community Development to provide a response to the
preliminary proposal.

Legislation – State of
On August 30, 2010, the California Redevelopment Association (CRA) submitted its opening brief on appeal
California
with the Third District Court of Appeal to overturn a $2.05 billion dollar raid of redevelopment funds by the
State. CRA is appealing a May 2010 Sacramento Superior Court decision by Judge Lloyd Connelly which
upheld the legality of ABX 426. ABX 426 was passed in July 2009 as part of the 2009/10 state budget and
authorized the shift of $2.05 billion in local redevelopment tax revenue to fund the state’s obligation to
schools. In requiring this transfer of redevelopment funds from local communities ultimately to fill state
budget holes, ABX 426 violates the State Constitution. The Court of Appeal did not issue a ruling prior to
the deadline for the second and final payment. As a result, the Agency submitted payment on May 10, 2011,
of $1,275,966 to the County Auditor, bringing the Agency’s two year total to $7,473,523. Agency staff will

On January 10, 2011, Governor Brown proposed a complete elimination of redevelopment in California as
part of his 2011-2012 budget proposal. The Assembly and Senate Budget Committees voted on February 18,
2011 to support the Governor’s proposal. The Assembly Budget Committee voted to take $1.7 billion in
local redevelopment funds with “Placeholder Trailer Bill Language” which recommends redevelopment
reform in lieu of elimination. The Senate Budget Committee’s vote was in line with the Governor’s proposal
to completely abolish redevelopment. To date, both the Senate and Assembly have held floor sessions
regarding the Governor’s proposed budget, but have not voted on either SB77 or AB101.

In response to calls for the reform rather than the elimination of redevelopment, Senate Bills 286 and 450
have been introduced. SB 286 includes a comprehensive package of redevelopment reform measures
regarding redevelopment non-housing funds and SB 450 outlines reforms regarding the use of
redevelopment housing funds. It does not appear action will be taken on either bill prior to the deadline for
legislation to become effective January 1, 2012. Agency staff will continue to monitor.

ACTIVITY STATUS
Wireless Master Plan Staff is currently working with the City’s consultant, ATS Communications, in securing additional carriers for
Implementation locations identified in the Wireless Master Plan as being deficient in terms of coverage. Staff is currently
reviewing proposed carrier proposals at Citrus Ranch Park, Pine Tree Park, Heritage Park, and Cedar Grove
Park.
The City Council on February 1, 2011 approved a license agreement between the City and MetroPCS for the
location of a new wireless antenna to be located on a new light standard, installed by MetroPCS, at the Tustin
Sports Park. The light standard will be located adjacent to a walking trail. The initial term of the license is for
10 years and will yield $259,332; the license can be extended by MetroPCS for two 5 year terms. The carrier
located at this site will be MetroPCS.
The City Council on February 15, 2011 approved a license agreement between the City and STC One (Sprint),
currently located at the Tustin Sports Park. The STC One antennas are currently located on three light standards
adjacent to the existing sports fields; the equipment supporting the antennas is located behind the existing
scoreboard. The license agreement allows for the location of two carriers, Sprint and Clearwire. Sprint is
currently operating as carrier; Clearwire is the proposed carrier for collocation at the same site and on the same
light standards. The initial term of the license is for 10 years and will yield $259,332 for the primary carrier,
Sprint; this license can be extended at the option of STC One for two 5 year terms. The initial term for the
proposed collocation carrier, Clearwire, is 10 years and will yield $133,458; STC One has the option of
extending collocation of Clearwire at this site for two five year terms.
On April 26, 2011, T-Mobile’s revised plans (DR 09-033) for location at Cedar Grove Park were reviewed and
considered by the Planning Commission. At that meeting, the Planning Commission approved the revised
design by a vote of 4 to 1. The revised design locates the antennas in three flagpole structures near the parking
lot. All proposed license agreements are brought to the City Council for consideration. It is estimated this
License will be brought to the City Council for consideration in June 2011.
Tustin Chamber of Commerce Continued to participate in the Chamber’s Business and Economic Development Council (BEDC). Staff met
with the Business Outreach Program chair to review past business outreach efforts and to provide
recommendations for future visits with businesses. Staff continues to work with the Chamber in trying to
synchronize calendars to conduct the Business Outreach visits.

Commercial Leasing The Commercial Property Search feature on the City’s website is now operational. Users can access the
Availability Commercial Property Search feature by clicking on three different areas on the left hand column of the website:
1) under “City Departments, Redevelopment Agency”; 2) a stand-alone button entitled “Commercial Property
Search”; and 3) under “For Businesses”. Users will be able to define search parameters to distinguish between
office, retail, and industrial properties and “For Sale” and “For Lease” properties.
Tools for Business Success “Tools for Business Success” with an array of information and services for businesses and potential
entrepreneurs is now functional on the City website. Visitors to the site can learn about the forms needed to
comply with federal and state laws, loans and financing programs, how to market globally, disaster planning and
recovery, making sustainable business decisions, and much more.

Design Reviews Staff reviewed a Conditional Use Permit for ground water remediation at 13891 Red Hill Avenue and provided
comments on a Tentative Parcel Map regarding the buildings located at 13362, 13372, 13422 Newport Avenue
and 1101 Bryan Avenue.
