CONDITIONAL USE PERMIT 2011-11 - a request to establish and operate an exercise studio within a 1,975 square-foot tenant space within the Tustin Courtyard shopping center. APPLICANT: AMY STEINER STEINER STUDIO 17800 MITCHELL NORTH IRVINE, CA 92614 PROPERTY OWNER: TUSTIN COURTYARD PROPERTY, LLC C/O ASB PROPERTY MANAGEMENT, INC. P.O. BOX 1818 MONROVIA, CA 91017 ENVIRONMENTAL STATUS: THIS PROJECT HAS BEEN DETERMINED TO BE CATEGORICALLY EXEMPT (CLASS 1) PURSUANT TO SECTION 15301 OF THE CALIFORNIA ENVIRONMENTAL QUALITY ACT. RECOMMENDATION That the Zoning Administrator adopt Zoning Administrator Action (ZAA) No. 11-007 approving Conditional Use Permit (CUP) 2011-11 to establish and Zoning Administrator Agenda July 11, 2011 Page 2 operate an exercise studio within an existing tenant space located at 631 E. 1,St Street. Presentation: Edmelynne Huffer, Associate Planner The Public Hearing opened at 10:37 a.m. City staff was introduced, and the Acting Zoning Administrator asked the attendees to introduce themselves. Amy Steiner of Steiner Studio indicated she was representing the applicants. Applicants present included Carl Dieul, Whitney Bania, Jessica Duwe, and Sayaka Page. Paul Strauss indicated he was representing the property owner, Tustin Courtyard Property, LLC. The Acting Zoning Administrator asked if any party would like to speak regarding the permit. Mr. Strauss, Mr. Dieul, Ms. Bania, Ms. Duwe, and Ms. Page all commented in affirmation of the project. The Acting Zoning Administrator reviewed the report, and asked Ms. Steiner if she had reviewed the report and conditions of approval. Ms. Steiner answered in affirmation. Ms. Steiner indicated that she had no questions or concerns regarding the report and conditions of approval. The Acting Zoning Administrator adopted Zoning Administrator Action No. 11-007 approving Conditional Use Permit 2011-11. The Public Hearing closed at 10:45 a.m. REGULAR BUSINESS: None ADJOURNMENT: The meeting adjourned at 10:45 a.m. The date of the next meeting of the Zoning Administrator will be scheduled when items are set for hearing.
