`,~, A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA APPROVING FINAL TRACT MAP
17342 TO SUBDIVIDE AN EXISTING OFFICE COMPLEX
FOR CONDOMINIUM PURPOSES INTO FIVE (5)
NUMBERED LOTS AND ONE (1) LETTERED LOT, FOR A
MAXIMUM OF 115 OFFICE UNITS, ON A PROPERTY
LOCATED AT 17772-17882 17~h STREET
The City Council of the City of Tustin does hereby resolve as follows:
I. The City Council finds and determines as follows:
A. That Final Tract Map No. 17342 was submitted by Greenlaw Partners, the
property owner, requesting approval to subdivide an existing office complex
into five (5) numbered lots and one (1) lettered lot, for a maximum of 115
office units, on a property located at 17772-17882 17~' Street;
B. That on July 27, 2010, the Planning Commission adopted Resolution No.
4149 recommending that the City Council approve Tentative Tract Map
17342, and the City Council approved Tentative Tract Map 17342 on
September 7, 2010, by adopting Resolution No. 10-80;
C. That the proposed subdivision is in conformance with the Tustin General Plan
land use designation of Planned Community CommerciaUBusiness and
Planned Community Business Park (PC-BUS PARK) Zoning District in that
these designations provide for the development of office uses;
D. That the proposed subdivision is in conformance with Tentative Tract Map
17342, the Tustin Area General Plan, Tustin Zoning Code, State Subdivision
Map Act, the City's Subdivision Code, and has been determined to be
consistent with the Air Quality Sub-Element;
E. That the Public Works/Engineering Department has reviewed the map and
determined that it is technically correct and is in substantial conformance with
the Pacific Center East Specific Plan, City Subdivision Code, and State
Subdivision Map Act;
F. That the City Attorney has reviewed the findings for consistency with the
Tustin City Code;
G. The final tract map is Categorically Exempt pursuant to Section 15315, Class
~,,,,, 15 of Title 14, Chapter 3, of the California Code of Regulations (Guidelines for
the California Environmental Quality Act).

II. The City Council hereby approves Final Tract Map 17342 to subdivide an
existing office complex for condominium purposes for five (5) numbered lots and
one (1) lettered lot, for a maximum of 115 office units, on a property located at
17772-17882 17th Street, subject to final approval of the City Engineer.
PASSED AND ADOPTED by the City Council of the City of Tustin, at a regular
meeting on the 19th day of July, 2011.
