MINUTES OF A REGULAR MEETING
OF THE TUSTIN PLANNING COMMISSION,
JUNE 9, 1958.
MEMBERS PRESENT' Bacon, Tadlock, Siegel, Means, Mrs.
Gregory, Clark and Dr. Stanton.
ABSENT · None.
CITY ATTORNEY · Dennis D. Hayden, present.
Chairman Bacon called the meeting to order at 7'00 P. M.
Minutes of the previous meeting were approved on motion
of Means, seconded by Clark.
City Engineer McBride submitted a report and recommendations
on the Tentative Map of Tract No. 2187.
On motion of Clark, seconded by Mrs. Gregory and carried
unanimously, the report and recommendations of City
Engineer McBride for Tentative Map of Tract No. 2187 were
approved and ordered to be made part of these minutes.
John A. Siegel, Engineer for New Homes, Inc., Newport
Beach, Calif. presented the Final Map of Tract No. 2187
and City Engineer McBride also recommended that it be
approved.
On motion of Means, seconded by Clark, that the Tustin
Planning Commission accept City Engineer McBride's
recommendation, and the Secretary of the Planning
Commission be instructed to certify the Tustin Planning
Commission approval of said Final Map of Tract No. 2187.
Motion carried.
The Secretary of the Planning Commission submitted a
proposed letter to the Orange County Planning Commission
which in general recited the oosition of the Tustin
Planning Commission regarding recommendations and
comment requested on Variance Applications and other
matters.
Motion of Siegel, seconded by Clark and carried the
Secretary was ordered to transmit the prooosed letter
to the Orange County Planning Commission.
There being no further business the meeting was adjourned.

TUSTIN PLANNING COMMISSION
Dear Madam and Gentlemen:
Pursuant to the requirements of Subdivision Ordinance
No. 8~, I herewith submit my report on Tentative Map
of Tract No. 2187.
The parcel of land proposed to be subdivided consists of
~ acres, bounded on the South by the city limits being the
North line of Main Street--bounded on the West by the East
line of "?" Street--the East end of 3rd Street and a
Trailer Park, and bounded on the North and East by orange
groves. The surrounding area is all zoned M-1.
There are no storm water problems. The fall of the land
is Southeast at the rate of approximately 0.5 a foot per
100 feet. This will :.)ermit establishing a satisfactory
grade for the extension of 3rd Street and for the North and South
designated "G" Street.
Extension of 3rd Street. Existing 3rd Street is 66 feet in
width and the Tentative Map shows a 60 foot width street
tarough the proposed tract. The center line being an
-Easterly extension of the center line of existing 66 foot
street. The line of curb will be an extension (40 feet
between curbs) of the existing curb lines. On each side
of the existing 3rd Street the property is zoned ~.-1 with
a building line 3g feet from center line while in the
proposed subdivision the building line is 45 feet from
center line.
"F" Street--36 feet in width as shown on map of Part of
Tustin is not to be widened by this Tract as in my opinion,
the street being only one block in length should be
abandoned, or reduced to an alley status if adjacent
property owners consent can be secured.

At one time the adjacent owners requested the City Council
to vacate the street, in which case the right-of-way would
revert to the owners on the ¥~lest. The North and South
Street is laid out ~ feet in width, (Minimum required by
Ordinance ~0) with a proposed distance between curbs of
38 feet with 8 foot on each side for parkway and sidewalks.
This in my opinion is ample width, as it will be purely
a local street.
The soil, as shown by the log of cesspools dug on adjacent
property is underlaid by good gravel stratas and has
excellent drainage.
All R-3 lots ~ave in excess of the minimum requirement of
?~00 square feet.
I hereby recommend the approval of the Tentative ~ap of
Tract No. 2187, as complying with the requirements of
Ordinance No. 8~.
