AN ORDINANCE OF THE CITY OF TUSTIN, CALI-
FORNIA, REZONING PROPERTY ON APPLICATION NO.
3 72-233 OF SOUTHERN CALIFORNIA PROJECTS, INC.

The City of Tustin, California, does hereby ordain
5 as follows:
6 -1. The City Council hereby finds and determines:
~ a) That a proper application (No. ZC 72-233) has
8 been filed on behalf of Southern California
Projects, Inc., for a zone change from the C-1
9 (Retail Commercial) District, to the P-C
(Planned Community-Commercial) District of the
10 property described in Exhibit "A" attached
11 hereto and incorporated herein by this refer-
ence as though set forth herein in full.
12 b) That the Planning Commission on its own motion]
15 amended the application to include all contigu-
ous parcels encompassing a triangular land area
14 bounded by Main Street, Bryan and Newport
15 Avenues.
~16 c) That a public hearing was duly called, noticed
a.nd h. eld on said application by the Planning Con
17 mzsszon and thereupon said rezoning was recom-
mended.

'19 d) That said zone change should be granted, for
the following reasons:
20 1) The proposed rezoning would permit a consol,'
~! dated commercial and professional complex,
with control established by the means of a
22 precise plan of development approval.
23 2) ~he'amended application would recognize the
S4 existing developments of a restaurant and
veterinarian hospital as part of the total
Z5 complex and would assure the coordination
design of all subsequent developments.
Z~, e) Future development of the subject property
28 should be in accordance with the policies
adopted by the City Council, the Uniform Build-
29 ing Code as administered by the Building Offi-'
cial, 'the Fire Code as administered by the Fir,
30 Chief, and street improvement requirements as
91 administered by the City Engineer.
32 f) Final development plans should require review
approval of the Development Preview Commission.

~' 1 2. The City Council does hereby rezone the subject
~ property to the P-C (Planned Community-Commercial) District, ~sub-
~ ject to the following conditions:
4 a) PreciSe plans for development on subject parcels
shall be submitted to the Planning Commission
5 and Development Preview Commission for approval
6 with said plans encompassing an inter-related
and integrated design for the total parcel.
b) The division of ownership or interest in any
8 parcel shall require the submission and
approval of a parcel map, accompanied by copies
9 of reciprocal agreements related to parking
10 'facilities and traffic circulation.
11 PASSED AND ADOPTED at a regular meeting of the City
12 Council of the City of Tustin, held on the 6th day of November, 1972.
