A RESOLUTION OF THE PLANNING COMMISSION OF THE CiTY
OF TUSTiN, APPROVING DESIGN REVIEW 95- 026, TO
AUTHORIZE THE INSTALLATION OF AN EXPOSED NEON SIGN
FOR PARTIES UNLIMITED, LOCATED AT 13 721 NEWPORT
AVENUE, SUITE 10.
The Planning Commission of the City of Tustin does hereby
resolve as follows.
I. The Planning Commission finds and determines as follows:

That proper applications for Design Review 95-026
were filed on behalf of Parties Unlimited
requesting approval to install an exposed neon sign
on the tenant storefront at 13721 Newport Avenue,
Suite i0.

Pursuant to Section 9272 of the Tustin Municipal
Code, the Commission finds that the location, size,
architectural features and general appearance of
Design Review 95-026 will not impair the orderly
and harmonious development of ~he area, the present
or future development therein, or the occupancy as
a whole._Tn making such ~indings, the Commission
has considered an least the following items-
Height, bulk and area of buildings.

That this project has been determined to be a new
sign in an existing deve'opment and is therefore
categorically exempt (C'ass 11) pursuant to Section
15311 of the California Environmental Quality Act.
That the project has been reviewed for consistency
with the Air Quality Sub-Element of the City of
Tustin General Plan and has been determined to be
consistent or has been conditioned to be consistent
with the Air Quality Sub-Element.
II. The Planning Commission hereby approves Desi9n Review 95-
026 to install an exposed neon sign for Parties Unlimited
storefront, located at 13721 Newport Avenue, Suite 10,
subject to the conditions contained in Exhibit A,
attached hereto.
PASSED AND ADOPTED by the Planning Commission of the City of
Tustin, at a regular meetin~ on the 22nd day of May, 1995.

COh~ITIONS OF APPROVAL
RESOLUTION NO. 3362
(I) 1.1 The proposed projec'c shall substantially conform with the
submi-ted plans for '-he project date-stamped May 22, 1995
on file with the Community Development Department, as
herein modified, or as modified by the Director of the
Community Development Department in accordance with this
Exhibit. The Director may also approve minor
modifications to the plans if such modifications are
determined to be consistent with the approved plans.
(1) 1.2 Unless otherwise specified, the conditions contained in
this Exhibit shall be complied with prior to the issuance
of any building permits for the project, subject to
review and approval by the Community Development
Department.
(1) 1.3 Design Review approval shall become null and void unless
all building permits are issued within eighteen (18)
months of the date of this Exhibit and substantial
construction is underway.
(1) 1.4 The applicant and property owner shall sign and return an
"Agreement to Conditions Imposed" form prior to issuance
of building permits.

(6) 3.1 Prior to issuance of any permits, the applicant shall pay
all applicable building plan check and permit fees to the
Community Development Department. Payment will be
required based upon the rate in effect at the time of
permit issuance and are subject to change.
