The applicant proposes to install landscaping adjacent to most walls and will be required to paint the exterior of the building with "anti-graffiti" coating to reduce the opportunity for vandalism and graffiti. The proposed service station use is similar and compatible with the surrounding existing uses with respect to hours of operation, traffic generation, noise, and freeway orientation. The service station use would not be expected to have any additional impacts in terms of traffic, water and sanitation requirements and utility usage than the previous service station use or other existing commercially zoned parcels surrounding the site.
