HomeMy WebLinkAboutPC RES 31752 ~ 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 RESOLUTION NO. 3175 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING CONDITIONAL USE PERMIT 93-028, AN AMENDMENT TO THE TUSTIN MARKET PLACE MASTER SIGN PLAN, TO INCREASE THE AMOUNT OF SIGNAGE PERMITTED FOR CERTAIN INDIVIDUAL PAD TENANTS. The Planning Commission of the City of Tustin does hereby resolve as follows: I , The Planning Commission finds and determines as follows: A, That a proper application for Conditional Use Permit 93-028 was filed on behalf of American Restaurant Group requesting an amendment to Conditional Use Permit 88-15 to modify the total amount of signage permitted for certain individual pad tenants. That a public hearing was duly called, noticed and held on said application on August 23, 1993 and September 13, 1993 by the Planning Commission. C . That modifying the sign plan to permit a maximum of 220 square feet of signage for individual pad tenants with an excess of 10,000 square feet of building size will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort or general welfare 'of the persons residing or working in the neighborhood of such proposed use since the larger amount of signage will be in proportion with the size and scale of the larger buildings. D . That the establishment, maintenance and operation of the proposed use will not be injurious or detrimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin since the Master Sign Plan currently provides for larger signs on the major anchor tenants existing within the center. The Planning Commission hereby approves Conditional Use Permit 93-028 amending Conditional Use Permit 88-15 to modify the amount of signage permitted for pad tenants by revising Subsection C of the Tustin Market Place Master Sign Plan to read as follows: "139 square feet maximum aggregate copy area per pad tenant allocated as desired among up to four building elevations. 220 square feet of copy area to be allocated among up to four building elevations, not to exceed 100 square feet of copy on any one elevation, is permitted for single tenants of pad buildings with a minimum of 10,000 square feet of building area." and subject to the following condition: 1. The applicant shall submit the revised text of all affected sections of the Sign Plan for Tustin Market Place, to include any and all corrections and changes required by this Resolution for review and approval by the Community Development Department prior to the issuance of any sign permits affected by the Amendment and this Resolution. Failure to submit the revised program within 30 days of approval may be grounds for the amendment to become null and void. PASSED AND ADOPTED by the Planning Commission of the City of Tustin at a regular meeting held on the 13th day of September 1993.
