HomeMy WebLinkAboutPC RES 3058 2 3 4 5 6 ! 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 261 27 28 RESOLUTION NO. 3058 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, APPROVING CONDITIONAL USE PERMIT 92-022 AMENDING THE MASTER SIGN PROGRAM FOR THE TUSTIN RANCH PROJECT AREA PROVIDING FOR THE PLACEMENT OF FLAGS AT NEW MODEL HOME COMPLEXES The Planning Commission of the City of Tustin does hereby resolve as follows: I. The Planning Commission finds and determines as follows: ae That a proper application, Conditional Use Permit 92-022, has been filed on behalf of The Irvine Company requesting an amendment to the master sign program for the Tustin Ranch project area providing for the placement of decorative flags at new model home complexes. Bo A public hearing was duly noticed, called and held for said applications on July, 13, 1992. C · That the establishment, maintenance, and operation of the use applied for will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort, or general welfare of the persons residing or working in the neighborhood of such proposed use, nor be injurious or detrimental to the property an improvements in the neighborhood of the subject property, or to the general welfare of the City. of Tustin in that the amendment will result in providing an increased visibility to various "for sale" projects assisting the potential buyer. De This project has been determined to be Categorically Exempt (Class 11) pursuant to Section 15311 of the California Environmental Quality Act. II. KA~hLEEN cLANcY Recording Secretary EXHIBIT A CONDITIONAL USE PERMIT 92-022 CONDITIONS OF APPROVAL RESOLUTION NO. 3058 GENERAL (1) 1.1 The proposed project shall substantially conform with the submitted plans for the project date stamped July 13, 1992, on file with the Community Development Department, as herein modified, or as modified by the Director of Community Development Department in accordance with this Exhibit. (1) 1.2 Unless otherwise specified, the conditions contained in this Exhibit shall be complied with prior to the issuance of any building permits for the project, subject to review and approval by the Community Development Department. (1) 1.3 Approval of Conditional Use Permit 92-022 is contingent upon the applicant signing and returning an "Agreement to Conditions Imposed" form, as established by the Director of Community Development. PLAN SUBMITTAL (3) 2.1 Two sets of construction plans including calculations where required shall be submitted. Requirements of the Uniform Building Code shall be complied with as approved by the Building Official. USE RESTRICTIONS' (4) 3.1 The display of flags at "for sale" project sites shall coincide with the installation and removal of the temporary project identification signs for the model complex. (4) 3.2 The location and grouping of flags shall be reviewed and approved by the Community Development Department and shall be limited to areas on-site within close proximity to the models, the project's signage or on the inside of the project's perimeter wall where the common property line abuts a roadway.
