·
The subject location is within an
established shopping center which
maintains a variety of business types and
the addition of a pawn broker business
can be accommodated with only minor
tenant improvements and would therefore
be appropriate.
·
Access to the shopping center has been
established and the introduction of this
use will not result in a need to provide
additional improvements off-site;
therefore, detriment to surrounding
properties is not anticipated.
·
Parking for the shopping center is in
compliance with City requirements for
retail uses which is stated as four
spaces required for every 1,000 square
feet of gross floor area; therefore, this
use, which is classified as retial, would
not result in negative impacts to
neighboring tenants as current parking
provided is adequate.
That this project has been determined to be
Categorically Exempt (Class 1) pursuant to
Section 15301 of the California Environmental
Quality Act.
II. The Planning Commission hereby conditionally
approves Conditional Use Permit 92-003 authorizing
the establishment of a pawn broker business in an
existing tenant space on the property located at
640 E1 Caminc Real subject to conditions contained
in Exhibit A attached hereto.
