The Planning Commission finds and determines that: ae A proper application, Amendment to Conditional Use Permit 88-15, to allow embellishments to four existing shopping center identification monolith signs at the Tustin Market Place was filed by Graphic Solutions. S . A public hearing was duly called, noticed and held on said applications on July 22, 1991. Ce Pursuant to Section 9291 of the Tustin Municipal Code, the Commission finds that the Amendment to Conditional Use Permit 88-15 will not be detrimental to the health, safety, morals, comfort or general welfare of persons residing or working in the general area nor will it be injurious or detrimental to the property or general welfare of the City of Tustin, as evidenced by the following findings: i . The styling and proportions of proposed embellishments to the four existing monoliths, consisting of accent wedges and exposed neon lighting, are consistent with other signage at the Tustin Market Place. 22 23 24 25 26 27 28 . The sign type will better serve public needs and interest than the originally- approved design. · The modifications to the existing sign are decorative in nature and will not be injurious or detrimental to persons residing or working in the vicinity, surrounding properties or the general welfare of the City. II. PASSED AND ADOPTED at a regular meeting of the Planning Commission, held on the 22nd day of July, 1991. KATHLEEN CLANCY Recording Secretary EXHIBIT A AMENDMENT TO CONDITIONAL USE PERMIT 88-15 CONDITIONS OF APPROVAL RESOLUTION NO. 2924 GENERAL (1) 1.1 The proposed project shall substantially conform with the submitted plans for the project dated July 22, 1991, on file with the Community Development Department, as herein modified, or as modified by the Director of Community Development Department in accordance with this exhibit. (1) 1.2 Unless otherwise specified, the conditions contained in this exhibit shall be complied with prior to the issuance of any building permit for the project, subject to review and approval by the Community Development Department. (1) 1.3 Approval of the Amendment to Conditional Use Permit 88-15 is contingent upon the applicant signing and returning an "Agreement to Conditions Imposed" form as established by the Director of Community Development. PLAN SUBMITTAL 2.1 At building plan check the applicant shall submit: (3) A. Electrical plans, and Title 24 energy calculation complying with the requirements of the Uniform Building Codes and Energy Requirements, as approved by the Building Official. (3) B. Construction plans, structural calculations, and Title 24 energy calculations complying with the requirements of the Uniform Building Codes and Energy Requirements, as approved by the Building Official. SITE AND BUILDING CONDITIONS (4) 3.1 None of the lighting approved under this application shall move, flash or have animated components.
