RESOLUTION NO. 2853
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, CONDITIONALLY APPROVING DESIGN REVIEW
90-48 AUTHORIZING THE INSTALLATION OF AN EXPOSED
NEON TUBE SIGN ON THE EXTERIOR OF AN EXISTING
BUILDING LOCATED AT 17245 SEVENTEENTH STREET.
The Planning Commission of the City of Tustin does hereby
resolve as follows:
I. The Planning Commission finds and determines as follows:

That a proper application, Design Review No. 90-48,
was filed on behalf of Consolidated Ribs of
Southern California Inc. requesting approval of the
relocation and installation of an exposed neon tube
sign to the exterior of the entryway at the
Seventeenth Street entrance for the property
located at 17245 Seventeenth Street.
Be
That this item is considered Categorically Exempt
(Class 1) pursuant to Section 15301 of the
California Environmental Quality Act.
Ce
That Tustin City Code Section 9444(i) provides that
the Planning Commission can determine whether an
exposed neon tube sign is compatible with the
architectural style and character of the building.
Do
That the proposed installation, location and size
of the sign is in conformance with the Tustin Sign
Code (Section 9400 et seq) as one business
identification sign up to seventy-five square feet
is permitted per street frontage and this proposal
is within this criteria.
II. The Planning Commission of the City of Tustin does hereby
authorize the installation of an exposed neon tube sign
at the building located at 17245 Seventeenth Street
subject to the conditions attached hereto on Exhibit A.
PASSED AND ADOPTED at a regular meeting of the Tustin Planning
Commission, held on the 13th day of November, 1990.

DESIGN REVIEW 90-48
CONDITIONS OF APPROVAL
RESOLUTION NO. 2853
GENERAL
(1) 1.1 The proposed project shall substantially conform with the
submitted plans for the project date stamped November 13,
1990 on file with the Community Development Department in
accordance with this Exhibit.
(1) 1.2 Unless otherwise specified, the conditions contained in
this Exhibit shall be complied with prior to the issuance
of any building permits for the project, subject to
review and approval by the Community Development
Department.
(1) 1.3 Design review approval shall become null and void unless
building permits are issued within eighteen (18) months
of the date on this Exhibit.
(1) 1.4 The applicant and property owner shall sign and return an
Agreement to Conditions Imposed form prior to the
issuance of any building permits.
(1) 1.5 Ail building signage shall be maintained in accordance
with the Tustin Sign Code.
(4) 1.6 Prior to permit issuance, the applicant is required to
remove the currently maintained sign at the southeast
exterior of the building located under the eave facing
Seventeenth Street.
PLAN SUBMITTAL
(1) 2.1 At building plan check, two sets of construction plans
shall be submitted and the construction plans shall be in
accordance with applicable Building Codes and shall be
inspected by the Community Development Department during
construction and prior to final.

FEES
Payment of all applicable plan check and building permit
fees shall be made to the Community Development
Department, including those for work without benefit of
a permit.
