RESOLUTION NO. 2735
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN APPROVING MODIFICATIONS TO
DESIGN REVIEW 88-45, A 191 UNIT PROJECT
LOCATED ON LOTS 1 AND 2 OF TRACT 12870
The Planning Commission of the City of Tustin does
hereby resolve as follows:
I ·
The Planning Commission finds and determines as
follows:
a.
That Akins Development is reques'!..ing approval
of exterior design modifications and a
modification to condition 3.6 of Exhibit A to
Resolution No. 2583 regarding common F"operty
line walls for the project originally approved
by Design Review 88-45 and located or Lots 1
and 2 of Tract 12870.
B.
The revised project continues to comply with
all findings contained in Planning Commission
Resolution No. 2583.
II. The Planning Commission hereby modifies Condition 3.6 of
Exhibit A to Resolution No. 2583 to read: "On-site
subdivision walls shall be constructed by subdivider including
property line dividing steel frame/stucco walls (between
units) within interior of project. Show type o'~ wall cap and
type of color, exterior materials on subdivision walls which
should be consistent with wall ~oncepts approved for Tract
12870 and decorative treatment of all exposed walls. Interior
property line dividing walls which do not also serve as
perimeter walls for project shall be consistent with main
building treatments. A protective rail or guard shall be
installed on top of retaining walls where there is more than
a thirty (30) inch drop. Check the building code and provide
details for such treatment. Retaining walls shall have
exterior treatments consistent with other subdivision walls.
Provide wall/fence legend on site plan including retaining
walls, subject to conditions A, B and C listed below:
II. The Plann~.ng Commission approves exterior building
modifications to Design Review 88-45 as shown on submitted
plans subject to the following conditions:
A·
The applicant shall submit for building plan check and
approval, modifications to original construction plans,
structural calculations and other f.nformation as deemed
necessary by the Building Officia to comply with the
provisions of the Uniform Building Codes. Actual
modifications proposed shall not be undertaken until
approved by Building Official.

The applicant shall make payment of any applicable
building plan check fees to the Community Development
Department for review of plan modifications.

Ail other conditions contained within Exhibit A of
Resolution No. 2583 shall remain in effect as originally
approved.
Do
Electric meter cabinets (non-glass portion) shall not
project beyond building walls and shall be painted to
match buildings subject to the approval of the Community
Development Department.
Ee
A variety of garage door patterns shall be provided that
simulate a wood appearance.
PASSED AND ADOPTED at a regular m.~eting of the Tustin Planning
Commission held on the 22nd day of January, 1990.
