RESOLUTION NO. 2597
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN RECOMMENDING TO THE TUSTIN CITY COUNCIL
APPROVAL OF FINAL TRACT MAP NO. 13557
The Planning Commission of the City of Tustin does hereby resolve as
fol 1 ows-
I. The Planning Commission finds and determines as follows'
A. That Final Tract Map No. 13557 has been submitted by Donahue
Schriber on behalf of the Irvine Company.
B. That a Public Hearing was held by the Planning Commission on
February 27, 1989. At this hearing the Planning Commission
recommended approval of the Second Amendment to Vesting
Tentative Tract Map 13274 to the City Council. The original
Vesting Tentative Tract Map was approved on January 11, 1988.
C. The Final Map reflects only a portion of the original land area
shown on Tract Map 13274. The Subdivision Map Act permits
filing of phased Final Maps on lots which conform with the
original Tentative Tract Map.
D. That the proposed subdivision is in conformance with the Tustin
Area General Plan and Subdivision Map Act.
E. That the site is physically suitable for the type of development
proposed.
F. That the site is physically suitable for the proposed density of
development.
G. That the design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife in their
habitat.
H. That the design of the subdivision or the type of improvements
proposed will not conflict wi th easements acquired by the
public-at-large, for access through or use of the property
within the proposed subdivision.
I. That the design of the subdivision or the types of improvements
proposed are not likely to cause serious public health problems.
J. That the Final Map is in substantial conformance with the
Tentative Map.

II. The Planning Commission hereby recommends to the City Council
approval of Final Tract Map No. 13557 subject to the following
conditions'
A. Prior to approval of the Final Map by the City Council, the
subdivider shall file and obtain approval from the City for'

All required subdivision bonds, agreements and securities
for preparation of plans and construction of public and
private street improvements, traffic signals, water, storm
drains and sewering systems.
2. Approval of grant deed instruments for any required street
dedications.

That the City Manager execute any subdivision bonds and
agreements.
PASSED AND ADOPTED at a regular meeting of the Tustin Planning Commission,
held on the 24th day of April , 1989.
