HomeMy WebLinkAboutPC RES 2580 1 '2 3 4 5 6 1 8 9 10i 111 12; 13 14 15 17 18 19 20 9.1 22 23 24 27 28 RESOLUTION NO. 2580 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, APPROVING VARIANCE 89-03 AUTHORIZING THE INSTALLATION OF TWO WALL SIGNS OF APPROXIMATELY 50 SQUARE FEET EACH ON THE OFFICE BUILDINGS LOCATED AT 1452 AND 1472 EDINGER AVENUE. The Planning Commission of the City of Tustin does hereby resolve as fol 1 ows' I. The Planning Commission finds and determines as follows- A. That a proper application, Variance 89-03, has been filed by Pacific Bell, requesting authorization to install two wall signs of approximately 50 sq.ft, each, exceeding the 12 sq.ft, maximum allowed for professional office uses, on their buildings located at 1452 and 1472 Edinger Avenue, in addition to the existing monument signs located on Edinger and Red Hill Avenues. B. That a public hearing was duly called, noticed and held for said application on April 10, 1989. C. That the requested variance has been determined to be Categorically Exempt pursuant to the provisions of Section 15311(a) (Class 11) of the California Environmental Quality Act. D. That in granting this variance the Planning Commission is able to make the following findings' 1. That there are unusual or exceptional circumstances pertaining to the size and intended use of the subject property which do not occur on other properties within the same zoning district; in that the subject property is one of the largest parcels in the M zoning district developed with 100% office use, containing approximately 225.000 sq.ft, of developed office space, additionally, industrial uses located in the same zoning district are allowed more than twice the si gnage as an office use. 2. That the proposed variance is necessary to preserve a substantial property right of the applicant, which right is enjoyed by other property owners in the same zoning district; in that an industrial development in the M district would be allowed up to 100 sq. ft. of signage for project identification, and 64 sq. ft. for business identification. 3. That the proposed variance would not be materially 3 4 5 6 8 9 10 11 12 13 14 15 17 18 19 2O 21 22 23 24 25 26 27 28 Resolution No. 2580 Page two detrimental to surrounding or adjacent properties; in that the proposed signage is architecturally proportional and consistent with the existing buildings. 4. That the proposed variance would not be contrary to the General Plan; in that the proposed signage would not constitute or promote disorderly growth and development. II. The Planning Commission hereby approves Variance 89-03, authorizing the installation of two (2) wall signs of approximately 50 sq.ft. each on the Pacific Bell office buildings located at 1452 and 1472 Edinger Avenue in addition to the existing monument signs located on Edinger and Red Hill Avenues, subject to the conditions contained in Exhibit 'A', attached hereto. PASSED AND ADOPTED at a regula~cr meeting o,f the Tustin Planning Commission, held on the 10th day of April, 1989. EXHIBIT A VARIANCE N0. 89-03 CONDITIONS OF APPROVAL RESOLUTION N0. 2580 1. This variance approval shall become null and void unless a sign permit is issued for each sign within 12 months of the date of this approval. 2. Detailed plans noting the method of installation shall be submitted for review and approval of the Community Development Department prior to issuance of permits to install said signs. 3. The design of the proposed signs shall be in substantial conformance with the plans on file with the Community Development Department, date stamped March 17, 1989. 4. The proposed signs shall not be illuminated. 5. This approval is for a maximum of two (2) wall signs of approximately 50 sq.ft. each. One to be installed on the northerly elevation of 1472 Edinger Avenue and one on the easterly elevation of 1452 Edinger Avenue. 6. The applicant shall sign and return an Agreement to Conditions Imposed form prior to issuance of permits to install said signs.
