HomeMy WebLinkAboutPC RES 25661 2 3 4 5 6 7 8 9 1(! 11 12 13 14 15 17 19 21 23 24 26~ i RESOLUTION NO. 2566 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN RECOMMENDING TO THE TUSTIN CITY COUNCIL APPROVAL OF FINAL TRACT MAP NO. 13834 The Planning Commission of the City of Tustin does hereby resolve as follows: I. The Planning Commission finds and determines as follows: Ao That Final Tract Map No. 13834 has been submitted by the Irvine Company. B. That a Public Hearing was held by the Planning Commission on February 27, 1989. At this hearing the Planning Commission recommended approval of Tentative Tract Map 13834 to the City Counci 1. C. The Final Map reflects only a portion of the original land area shown on Tract Map 13274. The Subdivision Map Act permits filing of phased Final Maps on lots which conform with the original Tentative Tract Map. D. That the proposed subdivision is in conformance with the Tustin Area General Plan and Subdivision Map Act. E. That the site is physically suitable for the type of development proposed. F. That the site is physically suitable for the proposed density of development. G. That the design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife in their habitat. H. That the design of the subdivision or the type of improvements proposed will not conflict wi th easements acquired by the public-at-large, for access through or use of the property within the proposed subdivision. I. That the design of the subdivision or the types of improvements proposed are not likely to cause serious public health problems. J. That the Final Map is in substantial conformance with the Tentative Map. Resolution No. 2566 Page two 4 5 6 7 II. The Planning Commission hereby recommends to the City Council approval of Final Tract Map No. 13834 subject to the following condi ti ons: A. Prior to approval of the Final Map by the City Council, the subdivider shall file and obtain approval from the City for: 8 9 10 1. All required subdivision bonds and agreements for street improvements, water, storm drains and sewering systems. 2. Approval of a grant deed instrument for required street dedi cations. 12, 13 14 15 17 lai 19 21 22 23 24 25 26 27 2a 3. That the City Manager execute any subdivision bonds and agreements. IPASSED AND ADOPTED at a regulaG meeting of the Tustin Planning Commission, held on the 27th day of February, 1989.
