Developing Fine Working and Living Communities Since 1976 Marinita Development Co., Inc. Marinita Development Co., Inc. successor in interest to Capri Builders, Inc., which was established in 1961, is a California corporation whose principal members are J Scott Fawcett, Ross Canon, David B. Garrison and Larry M Powell who together represent over a century of experience. Marinita is licensed as a California and Nevada general contractor and California real estate broker. The company's current focus is developing, building, managing and marketing residential, retail and industrial properties. Currently Marinita, and its affiliates manage 16 retail, industrial and residential communities. Marinita is a full-service real estate company, which constitutes a strong foundation for long-term investments. Marinita strives to identify the best developmental opportunities through careful market analysis and feasibility studies. Marinita prides itself on its commitment to adhere to the highest quality'standards in each project; the same standards are maintained with its relationships with major tenants and investor partners. It is Marinita's philosophy to be an investment builder, with plans on holding projects for the long-term, rather than being a merchant builder, and Marinita will only proceed with projects for which significant pre -leasing has been established. Recently developed and managed by Marinita Development Co. J. Scott Fawcett Scott Fawcett is the President and one of the founders of Marinita Development Co., Inc. Marinita specializes in developing, managing, and operating shopping centers and industrial parks. The company has offices in Newport Beach, California and Las Vegas. Mr. Fawcett is responsible for managing the day-to-day operations of the company as well as the asset management operations of all properties. His responsibilities include new business development, supervising real estate acquisitions, maintaining banking relationships, obtaining financing and developing corporate strategies, goals, and objectives. Mr. Fawcett has been involved in the real estate field for over 45 years. He has an extensive diversified commercial real estate background having worked 17 years with Shell Oil Co. where he acquired properties for service stations and the land investments division. Mr. Fawcett holds a Bachelors of Science degree from Ohio State University. He has been active in industry organizations where he either currently is, or has been, a member of (ICSC) The International Council of Shopping Centers since 1970; (ACRE) Association of Corporate Real Estate Executives since 1969 as one of the founders; (ULI) Urban Land Institute; International Platform Association; International Right of Way Association; International Institute of Valuers; Institute of Business Appraisers; American Association of Certified Appraisers; National Association of Review Appraisers and Mortgage Underwriters California Licensed Contractors Association, (BIA) Building Industry Association etc. Lam M. Powell Mr. Powell's experience has covered all aspects of development, from acquisition, entitlement, financial analysis, to project management and leasing. He has held Senior Real Estate positions with several of Southern California's major retailers and commercial developers, including Stater Bros. Markets, Downey Savings, Yucaipa companies and Food 4 Less. He has been involved in commercial real estate since 1974. He is responsible for site acquisition and financial analysis for some of Marinita's new developments. Mr. Powell has been involved in the design, development and operation of approximately 6 million square feet of commercial projects ranging from neighborhood to promotional and power centers in California, Nevada and New Mexico. Mr. Powell is an active member of (ICSC) International Council of Shopping Centers; (ACRE) Association of Corporate Real Estate Executives; California Business Properties Association and has held leadership positions in each organization. He holds Bachelor of Science degrees in Accounting and Real Estate from Cal Poly in Pomona. He is a licensed California Real Estate Broker. Marshall Lichterman Mr. Lichterman is President of Pacific States Commercial Development, an affiliate of Marinita Development Co. He has extensive real estate experience that extends over 33 years. He has been involved with all aspects of brokerage, acquisition, pre - development & entitlement, financing, project management, governmental liaison, fund raising, investor relations, etc. etc.. He has formed, managed, and helped secure funding for California General and Limited Partnerships, LLC's, build -to -suits, as well as Joint Ventures and business associations of every kind. These have included retail centers, industrial buildings, corporate headquarter facilities, R & D business parks, office buildings, Hotel/Motel properties, and a residential condominium project in Laguna Beach, California. Mr. Lichterman began his extensive career in commercial real estate as an industrial real estate agent with W.H. Daum & Staff in 1978, then as an investment specialist with Iliff Thom & Co., and finally with Western Pacific Commercial Real Estate which was owned by Beverly Hills Savings & Loan. The Board of Directors included Dan Donahue & Tom Schriber of Donahue-Schriber, Ranny Draper of Diversified Shopping Centers, Steve Hopkins, Roger Porter & Corey Hanson who represented Daon Corporation, John Pierce of Coldwell Banker, and Tony Vtti Esq. & John Miles Esq. of Vitti, Miles, & Robinson. He was responsible in part for over 3 million square feet of leases and sales of various commercial and investment properties. His current responsibilities with Marinita include new business development, project management, and providing pre - development and entitlement services as a Value -Added program for property owners. Mr. Lichterman is currently active with: (ICSC) International Council of Shopping Centers; (A.C.R.E.) Association of Corporate Real Estate Executives; (NAIOP) National Association of Industrial and Office Parks; (RIAOCC) Real Estate Investment Association of Orange County, and other real estate networking groups. He holds a Bachelor's Degree in Communications from Cal State University at Los Angeles. Ross Canon Mr. Canon is responsible for project management and financing. He has over 50 years of experience in the related fields of real estate planning, development, and financing of commercial and residential projects throughout California, Arizona, Colorado, Nevada and Florida. Mr. Canon has been active as a general contractor and has been licensed in California since 1959. Mr. Canon has been associated with Tustin Savings & Loan as Vice President in charge of their loan department; Leadership Homes where he was in charge of financing for seven planned communities and The Mission Viejo Company where he was Vice President and Director of Special Projects. Prior to joining Marinita in 1985, he was directly responsible for the development of over $50 million of income property for American Diversified Capital Corporation. He has been an active member of the Home Builders Association in the states of Florida, Arizona and California. David B. Garrison Mr. Garrison has an extensive background working within the construction and real estate industry and has held Vice President of Construction & Design for firms such as World Premier Investments, Hopkins Development Co., and Pacific Rim Development (formerly W.R.Grace Development). Mr. Garrison has successfully completed projects in California, Nevada, Illinois, Oregon, Washington, and New Mexico. Mr. Garrison has been a licensed General Contractor in the State of California since 1990. Mr. Garrison works closely with the legal staff in developing all documentation for escrows, development agreements and CC&R's. He handles governmental liaison and entitlement requirements for Marinita's developments, including all public hearings. He also oversees all design and construction activities which include negotiating contracts and scope of work for all construction, professional consultants, and in-house superintendents.
