HomeMy WebLinkAboutPC RES 2390 2 3 4 5 6 8 10 11 12 13 14 , 16 17 18 19 21 24 25 9.7 28 RESOLUTION NO. 2390 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, AUTHORIZING INSTALLATION OF A MEDICAL CLINIC AND LABORATORY AT 2472 WALNUT AVENUE The Planning Commission of the City of Tustin does hereby resolve as fol lows: I. The Planning Commission finds and determines as follows' A. That a proper application (Use Permit No. 87-3) has been filed on behalf of Continental Health Management Systems to request authorization to install a medical clinic and laboratory at 2472 Walnut Avenue. B. That a public hearing was duly called, noticed and held on said application. C. That establishment, maintenance, and operation of the use applied for will not, under' the circumstances of this case, be detrimental to the health, safety, morals, comfort, or general welfare of the persons residing or working in tie neighborhood of such proposed use, evidenced by the following findings: 1. The use applied for is in conformance wi th the Tustin General Plan. · The site is located in the Planned Community Commercial District. 3. The use applied for is an authorized use in commercial districts throughout the City. · The use applied for is similar to uses existing in the Planned Community Commercial zone. D. That the establishment, maintenance, and operation of the use applied for will not be injurious or detrimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted. E. Proposed development shall be in accordance wi th the development policies adopted by the City Council, Uniform Building Codes as administered by the Building Official, Fire Code as administered by the Orange County Fire Ma?shal and street improvement requirements as administered by the City Engineer. F. This project is categorically exempt from California Environmental Quality Act. G. The Planning Commission hereby approves Conditional Ubs. ;-c~,',~it No. 87-3 to authorize a medical clinic and laboratory at 2472 Walnut Avenue subject to the following conditions' Xe Final development plans shall comply with the apl,"[.~ed plans or as herein modified, date stamped February 23, 191:": All tenant improvement plans shall conform to ail applic~,Dle Bi. ilding, Fire, State and Federal Codes and regulations. B · The clinic facilities shall employ no more than 90 per:oF this does not inciude administrative staff. Any expansion of the facilities beyond 23,450 square feet shall be approved by the Planning Commission. D. Parking shall be provided as follows: Medical Laboratory' i space per 500 sq. ft. Administrative Office: I space per 250 sq. ft. Clinic Employ.~,~s' i space per 2 employees All signs shall conform to the Tustin Sign Code.
