RESOLUTION NO. 2325
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN APPROVING USE PERMIT 86-17
AUTHORIZING CONSTRUCTION OF TWO (2) PERMANENT
STORAGE AREAS ONTO THE EXISTING PARISH HALL AT
1301 SYCAMORE AVENUE (ST. CECILIA'S CHURCH).
The Planning Commission of the City of Tusttn does hereby resolve as
_follows:
I. The Planning Commission finds'and determines as follows:
A. That a proper application has ben filed on behalf of the Diocese
of Orange requesting authorization to construct two permanent
storage areas onto the existing parish hall at 1301 Sycamore
Avenue.
B. That a public hearing was duly called, noticed and held on said
appl i cati on.
C. That establishment, maintenance, and operation of the use
applied for will not, under the circumstances of this case, be
detrimental to the health, safety, morals, comfort, or general
welfare of the persons residing or working in the neighborhood
of such proposed use, evidenced by the following findings:

The proposed use ts tn conformance wi th the Tusttn Area
General Plan, and the Public and Institutional Zoning
District regulations.
2. That the permanent facilities will replace temporary
structures on the site.
3. That the permanent facilities will be constructed pursuant
to all relevant building codes whereas the temporary
structures are not subject to as strict regulations.
D. That the establishment, maintenance, and operation of the use
applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property,
nor to the general welfare of the City of Tustin, and should be
granted.
Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes as
administered by the Building Official, Fire Code as administered
by the Orange County Fire Marshal and street improvement
requirements as administered by the City Engineer.
F. That this project is categorically exempt from the requirements
of the California Environmental Quality Act (Class 1).

G. Final development plans shall require the review and approval of
the Community Development Department.
II.
The Planning Commission hereby approves Conditional Use Permit 86-17
authorizing construction of two storage areas onto the existing
parish hall at 1301 Sycamore Avenue subject to conditions contained
tn the attached Exhibit "A".

CONDITIONS OF APPROVAL

Th'at the new storage areas shall match colors and materials used
on the existing building.
That the aggregate floor area of the new storage area shall not
exceed 750 square feet.
Proper roof drainage shall be provided so that run-off does not
encroach onto neighboring properties.
Exterior walls less than 20 feet from the property line shall be
of 1-hour fire-resistive construction with parapet wall complying
with Section 1709 of Uniform Building Code.
One-hour occupancy separation wall required between proposed
storage rooms and existing parish hall.
Roof covering shall be fire-retardant Class A or B.
Roof drainage to comply with Section 3207 of Uniform Building
Code.
Proposed storage rooms to comply with the Building Codes, City
Ordinance and State laws and regulations.
Type of construction and group of occupancy of building shall be
indicated on construction documents.
