RESOLUTION NO. 2239
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING TO THE CITY COUNCIL
APPROVAL OF ZONE CHANGE 86-5 REZONING CERTAIN
PROPERTIES LOCATED ON YORBA STREET BETWEEN FIRST
STREET AND IRVINE BLVD· AS INDICATED ON EXHIBIT
"A" ATTACHED HERETO

The Planntng Commission of the ctty-of Tusttn does hereby resolve as
follows:
I ·
The Planntng Commission ftnds and determines as follows-
A. That a proper application (Zone Change No. ~5-5) has been
Initiated by the ctty of Tusttn to rezone certatn properties on
Yorba Street between Ftrst Street and Irvtne Blvd. as Indicated
on the attached Exhibit "A". Specifically, the zone changes on
particular parcels are as follows:
Lots 1, 12 & 13: From Multiple Family Residential (R-3) to
Professional Office (Pr)
Lots 4 through 11: From Single Family Residential (R-l) to
Professional Office (Pr)
Lots 2 and 3- From Estate Residential (E-4) to Professional
Office (Pr)
Lot 14: From Multiple Family Residential (R-3) to ipubltc and
Institutional (P&I)
B. That a public hearing was duly called, noticed and held on said
application.
C. That a zone change should be granted for the following reasons:
1. That the General Plan Designation for the subject
properties has been amended to permit only professional
office uses and therefore the zoning on parcels numbered
through 13 on Exhibit "A" attached to this Resolution must
be changed to be consistent with the General Plan as
amended.

That the present General Plan classification and the
current land use on parcel 14 of Exhibit "A" are both
classified as Public and Institutional {P&I) and the
present zone designation of Multiple Family Residential
(R-3) is not consistent with the General Plan. Therefore,
the zone change from R-3 to P&I is required.
D. Development of subject property shall be in accordance with the
policies adopted by the City Council; Uniform Building Codes as
administered by the Building Official; Uniform Fire Code as
administered by the Orange County Fi re Marshal; and street
improvement requirements as administered by the City. Engineer.

E. Final development plans for any projects within the subject area
shall require the review and approval of the Community
Development Dt rector.
·
II. The Planning Commission hereby recommends to the City Council
approval of Zone Change No. 85-5 rezoning certain properties on Yorba
Street between Fir'st Street and Irvtne Blvd. as indicated on Exhibit
"A" attached hereto.
