HomeMy WebLinkAboutPC RES 2201,~ ? `f ~~ 1 2' 3 4 ~~ 6 .. 8 9 10~ lli 12 13 14` 15 16i i li 18 1 cJ 20 21, 22 23''~ 24 25 26 2i 28 _~, RESOLUTION N0. 2201 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, AUTHORIZING THE CONSTRUCTION OF A SELF STORAGE FACILITY WITH NINE PARKING SPACES AND ON-SITE CARETAKER RESIDENCE AND A SIX INCH SIDE YARD SETBACK ON THE EASTERLY PROPERTY LINE AT 550 WEST 6TH STREET The Planning Commission of the City of Tustin does hereby resolve as follows: I. The Planning Commission finds and determines as follows: A. That a proper application, (Use Permit No. 84-27) has been filed on behalf of William Hughes, Stuart Calder, to construct a storage facility with on-site caretakers residence while varying from the side yard setback at 550 W. 6th Street. B. That a public hearing was duly called, noticed and held on said appl ication. C. That establishment, maintenance, and operation of the usE~ applied for will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort, or general welfare of the persons residing or working in the neighborhood of such proposed use, evidenced b.y the following findings: 1. The use is in conformance with the land use element of the Tustin Area General Plan. 2. The proposed six (6) inch side yard (easterly) setback will match the existing six (6) inch side yard setback in the adjoining development. 3. The westerly side yard setback of 31'x 9" must remain free of structures because of existing easements. 4. A twenty-five rear yard setback was required because of future freeway widening. D. That the establishment, maintenance, and operation of the usF~ applied for will not be injurious or detrimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted. E. That a Negative Declaration has been applied for to conform with the Environmental Quality Act. G. Final devlopment plans shall require the review and approval of the Community Development Department II. The Planning Commission hereby approves Conditional Use Permit No. 84-27 to authorize the construction of a self-storage facility with on-site caretakers, nine parking spaces and a six inch side yard setback on the easterly property line, subject to the conditions in Exhibit "A": PASSED AND ADOPT at a regu r meeting of -he Tustin Plan ing Commission, held on the day of 198 iII ~. - ,- ,: I % i. ~ ~ RONALD H. All missing or damaged public improvements within the public right-of-way of Sixth Street adjacent to the subject development will require either construction/installation or replacement. These improvements will include but not be limited to the following: a. Curb and gutter; b. Driveway apron; c. Sidewalk (full width curb to property line); d. Street trees; e. Marbelite street lights with underground conduit; f. Domestic water service; g. Sanitary sewer lateral. These should be shown on the final site or grading plan with reference to applicable City Standards. 2. A grading plan shall be required. Additionally, any drainage directed in a concentrated flow to the freeway right-of-way should be approved by CalTrans. 3. Any proposed improvements within the easement area of the Metropolitan Water District should be reviewed and approved by that agency. A copy of said approval should be provided to the City. 4. Payment of East Orange County Water District fees will be required at the time a building permit is issued. Contact Earl Rowenhorst of Tustin Water Service for fee amounts. 5. All roof top equipment must be screened from view. 6. Exterior building materials must be submitted to Community Development for review. 7. A sign plan must be submitted for review and approval by the Planning Department prior to issuance of sign permits. 8. A complete irrigation plan is required which should indicate the following: a. Point of connection; b. Back flow prevention device; c. Location and types of valves; d. Location and sizes of piping; e. Sprinkler head types and locations. 9.
