RESOLUTION NO. 2149
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING USE PERMIT NO. 84-9 TO
OPERATE A RETAIL DRY CLEANING ESTABLISHMENT AT
17440 E. SEVENTEENTH STREET, SUITE F, ENDERLE CENTER
The Planning Commission of the City of Tustin does hereby resolve as
follows:
I. The Planning Commission finds and determines as follows:
A. That a proper application (Use Permit 84-9) was filed by
Su Chen Lee, requesting authorization to operate a retail dry
cleaning establishment at 17440 E. Seventeenth Street, Suite F,
in Enderle Center.
B. That a public hearing was duly called, noticed, and held on said
application.
C. That establishment, maintenance, and operation of the use
applied for will not, under the circumstances of this case, be
detrimental to the health safety, morals, comfort or general
welfare of the persons residing or working in the neighborhood
of such proposed use as evidenced by the following findings:
1. The use is in conformance wi th the commercial zoning
regulations of the Tusttn City Code.
2. The parking accommodations for the shopping center are more
than adequate for the existing uses and this proposed use.
D. That establishment, maintenance, and operation of the use
applied for will not be injurious or detrimental to the property
and improvements in the neighborhood of the subject property,
nor to the general welfare of the City of Tustin and should be
granted.
E. Proposed development shall be in accordance with the development
policies adopted by the City Council, Uniform Building Codes as
administered by the Building Official, Fire Code as administered
by the Orange County Fire Marshal and street improvement
requirements as administered by the City Engineer.
F. This project is categorically exempt from the requirements of
the Cali forni a Environmental Qual i ty Act.
G. Final development plans shall require the review and approval of
the Community Development Department.

The Planntng Commission hereby approves Use Permtt No. 84-9 to
authorize the operation of a dry cleantng establishment at 17440
E. Seventeenth Street, Sutte F, in Enderle Center, subject to the
followtng conditions'
1. The untt shall conform to the requirements of the 1979 Untform
Bulldtng and Ftre Codes for such a use.
2. All retail and dry cleaning activity shall be conducted within
the bui 1 ding.
3. All roof top equipment shall be screened from view and be
constructed of materials matching those existing in the
center. This plan shall be approved by the Director of
Community Development and the shopping center architect.
4. Permits must be obtained from the Air Quality Management
District.
All signs require permits before installation and shall conform
.to the Center Master Sign Plan.
PASSED AND ADOPTED at a regular meeting of the Tusttn Planning Commission
held on the 26th day of March, 1984.
