HomeMy WebLinkAboutPC RES 2087 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION NO. 2087 ., A RESOLUTION OF THE PLANNING COMMISSION ' OF THE CITY OF TUSTIN, RECOMMENDING REZONING OF PROPERIES KNOWN AS 18112-18138 MAIN STREET; 1031-53 ANDREWS STREET; 1032-34 ANDREWS STREET; 1021 & 1033 SAN JUAN FROM MULTIPLE-FAMILY RESIDENTIAL (R2 & R4) TO COMMERCIAL GENERAL-PLANNED UNIT DEVELOPMENT (CG-PUD) The Planning Commission of the City of Tustin does hereby resolve as fol 1 ows: I. The Planning Commission finds and determines as follows: A. That a proper application, (Zone Change 83-1), was initiated by the Planning Commission to change the zone from Multiple-Family Residential (R2 & R4) to Commercial General-Planned Unit Development (CG-PUD) for 18112- 18138 Main Street; 1031-53 Andrews Street; 1032-34 Andrews; 1021 & 1033 San Juan Street. B. That a public hearing was duly called, noticed and held on' said application. C. That a zone change should be granted for the follow- reasons: 1.. That this action will bring the property into conformance with the Tustin Area General Plan. 2. That this zoning will ensure the orderly development through the imposition of development standards by review and approval of the Planning Commission. D. Development of subject property shall be in accordance with the policies adopted by the City Council; Uniform Building Codes as administered .by the Building Official; Fire Code as administered the O-range County Fire Marshal; and street improvement requirements as administered by the City Engineer. E. Final development plans shall require the review and approval of the Community Development Director. F. That a Negative Declaration was previously approved to comply with the requirements of the California Environmental Quality Act. II. The Planning Commission hereby recommends to the City Council approval of Zone Change (83-1) Multiple-Family Residential (R2 & R4) to Commercial General-Planned Unit Development (CG-PUD).
