HomeMy WebLinkAboutPC RES 2053lo 14 15 17 18 20 24 RESOLUTION NO. 2053 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, RECOMMENDING TO THE CITY COUNCIL OF THE CIl~( OF TUSTIN, THE RE-ZONING OF THE PROPERTY LOCATED ON THE SOUTH SIDE OF MAIN STREET BETWEEN "B" AND "C" STREETS, SOUTHERLY FROM MAIN ON "B" FOR 366 FEET AND SOUTHERLY FROM MAIN ON "C" FOR 304 FEET, FROM THE MULTIPLE-FAMILY RESIDENTIAL (R-3) DISTRICT TO THE PROFESSIONAL OFFICE (PR) DISTRICT The Planning Agency of the City of Tustin does hereby resolve as follows: I. The Planning Agency finds and determines as follows: A. That a proper application (Zone Change 82-3) has been filed by the City of Tustin to re-zone the property located on the south side of Main Street between "B" and "C" Streets, southerly from Main on "B" for 366 feet and southerly from Main on "C" for 304 feet, from the Multiple Family Residential (R-3) District to the Professional Office (PR) District. B. That a public hearing was duly called, noticed and held on said application. C. That a zone change should be granted for the fol lowing reasons: 1. That the Tustin Area General Plan currently designates the subject property as Professional Office. 2. That in order to bring the subject property into conformance with the General Plan, a zone change to a Professional Office is required. 3. That since the development on the property is currently nearing completion and is subject to all conditions of approval of Conditional Use Permit 80-1, Zone Change 82-3 will not have any adverse impacts on the surrounding properties. D. Development of subject property shall be in accordance with the policies adopted by the City Council; Uniform Building Codes as administered by' the Building Official; Fire Code as administered by the Orange County Fire Marshal; and street improvement requirements as administered by the City Engineer. E. Final development plans shall require the review and approval of ~the Community Development Director. jThat a Negative Declaration was previously approved comply with the requirements of the California Environmental Quality Act. lO Resolution No. 2053 September 7, 1982 Page 2 1I. The Planning Agency hereby recommends to the City Council, approval of Zone Change 82-3 from Multiple Family Residential (R-3) to Professional Office (PR) District for the property on Main Street between "B" and "C" Street, southerly from Main on "B" for 366 feet and southerly from Main on "C" for 304 feet.
