HomeMy WebLinkAboutPC RES 2051lO 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION NO. 2051 A RESOLUTION OF THE PLANNING AGENCY OF THE CITY OF TUSTIN, RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF TUSTIN, THE RE-ZONING OF THE PROPERTIES LOCATED AT 17311, 17341 MCFADDEN STREET FROM MULTIPLE-FAMILY RESIDENTIAL DISTRICT (R-3) TO COMMERCIAL GENERAL-PLANNED UNIT DEVELOPMENT (CG-PUD) DISTRICT The Planning Agency of the City of Tustin does hereby resolve as follows: I. The Planning Agency finds and determines as follows' A. That a proper application (Zone Change 82-4) has been filed by the City of Tustin to re-zone the properties at 17311 and 17341 McFadden Street from the current Multiple-Family Residential (R-3) District to the Commerical General-Planned Unit Development (CG-PUD) Di stri ct. B. That a public hearing was duly called, noticed and held on said application. C. That a zone change should be granted for the following reasons' 1. That the Tustin Area General Plan currently designates the subject properties as Commercial. 2. That in order to bring the subject properties into conformance with the General Plan, a zone change to a Commercial District is required. 3. The Commercial General-Planned Unit Development District will allow for the development of commercial uses but will ensure the orderly development through the imposition of district development standards, and by review and approval of the Planning Agency. D. Development of subject property shall be in accordance with the policies adopted by the City Council; Uniform Building Codes as administered by the Building Official; Fire Code as administered by the Orange County Fire Marshal; and street improvement requirements as administered by the City Engineer. E. Final development plans shall require the review and approval of the Community Development Director. F. The Planning Agency hereby recommends to the City Council, approval of Zone.Change 82-4 from Multiple Family Residential (R-3) to Commercial General-Planned Unit Development (CG-PUD) for the properties located at 17311, 17341 McFadden Street.
