RESOLUTION NO. 2050
A RESOLUTION OF THE PLANNING AGENCY OF
THE CITY OF TUSTIN, APPROVING USE PERMIT
82-20 FOR STEELCASE AT 1123 WARNER AVENUE
The Planning Agency of the City of Tustin does hereby resolve as
follows:

The Planning Agency finds and determines as follows:
A. That a proper application, (Use Permit No~ 82-20),
has been filed on behalf of Steelcase, Inc. requesting
authorization to construct and operate an additional
29,912 square feet of computerized storage warehouse.
B. That a public hearing was duly called, noticed and
held on said application.
C. That establishment, maintenance, and operation of the
use applied for will not, under the circumstances of
this case, be detrimental to the health, safety, morals,
comfort, or general welfare of the persons residing or
working in the neighborhood of such proposed use,
evidenced by the following findings'
1. The proposed additions are insignificant to the
overall existing project; 29,912 square feet in
addition to the existing 858,300 square feet of
building area (3.4% increase).
2. The proposed addttion will not generate any new
parking needs because the bull dings are operated by
computer-directed trolleys. The same personnel who
operate the existing facility will operate the new
a ddi ti on.
3. Eighteen spaces will be removed because of the
addition, but 20 spaces will be added in a nearby
area.
4. The total parking spaces for the site now will equal
671. The largest number of employees on any shift is
400.
D. That the establishment, maintenance, and operation
of the use applied for will not be injurious or detri-
mental to the property and improvements in the neighbor-
hood of the subject property, nor to the general welfare
of the City of Tustin, and should be granted.
E. Proposed development shall be in accordance with the
development policies adopted by the City Council, Uni-
form Building Codes as administered by the Building
Official, Fire Code as administered by the Orange County
Fire Marshal and street improvement requirements as
administered by the City Engineer.

F. This project is categorically exempt from the re-
quirements of the California Environmental Quality Act.
G. Final development plans shall require the review and
approval of the Community Development Department.
II. The Planning Agency hereby approves Conditional Use
Permit No. 82-20, to authorize the construction and
operation of an additional 29,912 square feet of
computerized storage warehouse subject to the following
conditions:

The final site plan shall be standardized and reflect
all appropriate City standard drawing numbers. The
developer shall construct all missing or damaged street
improvements to said development per the City of Tustin
"Minimum Design Standards of Public Works" and "Street
Improvement Standards." This work shall consist of, but
is not limited to' curbs and gutters, sidewalks, drive
apron, and street pavement.
Continuous 6" concrete curbs shall be provided between
landscape planters and parking spaces and drive aisles.
C. All roof equipment and vents must be screened from view.

Exterior building materials and colors must be submitted
to Planning Department for review.

All signs must be approved by the Planning Department
prior to permit issuance.

Planters shall be provided along the bases of the
structures sufficient in size to allow for tree
plantings.
A complete irrigation plan is required which should
indicate the following:
a. point of connection
b. back flow prevention device(s)
c. location and types of valves
d. location and sizes of piping
e. sprinkler head types and locations

Separate permits are required for. plumbing, electrical,
grading, signing and any work performed within the
public right, of-way.
