RESOLUTION NO. 1975
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN RECOMMENDING APPROVAL BY
TENTATIVE TRACT MAP NO. 11476
The Planning Agency of the City of Tusttn does hereby resolve as
follows:

The Planning Agency of the City of Tustin finds and
determines as fol 1 ows:

That Tentative Tract No. 11476 was submitted to the
Planning Agency by Jack P. Norris on behalf of Arnold
Hamala for the purpose of creating a 20-lot subdivision
for residential purposes from the north half of lot 10
of the Vanderlip and Rowan Tract as shown on a map
recorded in Book 5, Page 160 of Miscellaneous Records of
Los Angeles County.

That said map is in conformance with the Tustin Area
General P1 an.

A negative declaration was previously approved to comply
with the requirements of the California Environmental
Quality Act.
II.
The Planning Agency hereby recomnends approval of Tentative
Tract Map No. 11476, subject to the following conditions'
·
All improvements within the public rights-of-way may be
shown on the final site or grading plan with the
appropriate city standard drawing numbers for said
improvements.
A permit to be issued by the Orange County Environmental
Management Agency for connection to the E1 Modena Irvine
Channel will be required.

Submission of a final grading plan for review and
approval.

Construction of public improvements which include but
are not limited to the following-
a. Curb and Gutter
b. Drive Apron
c. Sidewalk
d. Street Trees
e. Street Lights
f. Flood Control Inlet
g. Sanitary Sewer Connections
h. Domestic Water Services

Annexation of said parcel to the Tustin Lighting
District or Orange County Lighting District No. 6.
Proof of submission of said annexation to the County
Surveyor's office must be furnished the City prior to
approval of final map by the City Engineer.

Individual sanitary sewer and domestic water service to
each dwelling unit.

Payment of East Orange County Sanitation District No. 7
sewer connection fees.
·
Payment of East Orange County Water District fees in the
amount of $500/dwelling unit.
·
Submission of C.C.& R.'s to City Attorney for review and
approval. All property outside the building lines
(except meters, eaves or overhangs above a certain
height) shall be held in common and maintained by the
association. All lettered lots shall be held in common
and maintained by the association.
10.
Dedication of all access rights to the City along Holt
Avenue except at approved access points.
11. Payment of park land dedication fees.

Through the C.C.& R.'s or by separate agreement, Phases
I and II shall be shown to have reciprocal rights to use
of common access and open space/recreation areas. No
final map or development approval shall be granted to
the Phase II portion of Tentative Tract Map No. 11476
without provision for establishment and use of such open
space/recreation areas for both phases.
13.
In Phase I the pipe between Lot A and the channel shall
be in an easement and designated on the final map.
Phase II will require a similar type drain which shall
be designated as an easement on the final map.
PASSED AND ADOPTED at a regular meeting of the Tustin Planning
Agency, held on the 1st day of June, 1981.
