RESOLUTION NO. 1962
A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN, AUTHORIZING DEVELOPMENT OF AN
ELEVEN BUILDING, INDUSTRIAL CONDOMINIUM PROJECT
ON A PORTION OF LOT 95 OF BLOCK 10 OF IRVINE'S
SUBDIVISION PER MAP RECORDED IN BOOK 52 PAGE 38
OF PARCEL MAPS RECORDS OF ORANGE COUNTY
ity of Tustin does hereby resolve as
follows:
I. The Planning Agency finds and determines as follows'
A. That a proper application, (Use Permit No. 81-7), has
been filed on behalf of Olen Properties Corporation by
F.T.C. Incorporated to request authorization to develop
an eleven (11) building industrial condominium project
of 71,000 square feet for research and development uses
on a portion of lot 95 of block 10 of Ir vine's sub-
division per map recorded in bock 52 page 38 of parcel
maps records of Orange County.
B. That a public hearing was duly called, noticed and
held on said application.
C. That establi~ut, maintenance, ~..d operation of the
use applied for will not, under the cir~_~ces of
this case, be detrimental to the health, safety, morals,
comfort, or general welfare of the persons residing or
working in the neighborhood of such proposed use.
D. That the es~abli~nt, mintenance, and operation
of the use applied for will not be injurious or detri-
mental to the property and improvements in the neighbor-
hood of the subject property, nor to the general welfare
of the City of Tustin, and should be granted.
E. Proposed development shall be in accordance with the
development policies adopted by the City Council, Uni-
form Building Codes as administered by Orange County
Fire Marshal, and street improvement requirements as
administered by the City Engineer.
F. A Negative Declaration has been applied f~r to
conform with the California Environmental Quality Act.
G. Final development plans shall require the review and
approval of the ~ty Development Department.
II. The Planning Agency hereby adopts Use Permit No. 81-7,
to authorize development of an industrial condominium project
as applied for subject to the following conditions:
A. The final site plan shall be standsa~iized and re-
flect ali appropriate City standard drawing numbers. The
developer shall construct all missing or damaged street
Improvements to said development per the City of Tustin
"N_i.t~ Design Stand~-~is of Public Works" and "Street
Improvement Standards". This work shall consist of, but
is not limited to: curbs and gutters, sidewalks, drive
apron, and street pavement.

An opening shall be provided in planter adjacent to
the 60' x 60' access easement and deletion of the
parking spaces in the area to allow the future
developers of parcel 4 of parcel map 52/38 to use the
easement.
The most westerly driveway shall be limited to right
turn ingress and egress to Warner Avenue and shall be
appropriately signed by the developer.
A utility plan showing all proposed domestic water lines
and services and the sanitary sewer system shall be sub-
mitted for review.
A final tract map shall be submitted with covenants,
conditions and resistrictions. The C.C.&Rs shall be
reviewed by the City Attorney and shall contain the
following.
1. A parking plan which designates specific spaces for
use by building occupants. Each building shall have
a designated number of parking spaces reserved for
exclusive use. Extra spaces may be included in a
comon visitor parking pool.
2. Proceedures and requirements for obtaining City
approval for specific uses is as follows:
a. Planning Agency review each use and interior
improvement plans prior to issuance of tenant
improvement construction permits.
b. A 50% maximium office area for each user.
Two public fire hydrants shall be required adjacent to
the driveway aprons to Warner Avenue. On-site fire
hydrants (3) shall be provided adjacent to the main
driveway between buildings 6 and 7, 5 and 8, 10 and 11.
Parking accomodations shall provide one space for each
250 square feet of gross floor area.
Fire detection systems as approved by the Orange County
Fire Marshal shall be provided in Building No.'s
1,2,3,4,5,6,7,and 8.
Fire extinguishers shall be provided. Type, location,
and number to be determined by the fire inspector.

Buildings not approved for high piled combustible
stock. Storage in closely packed piles shall not
exceed 15 feet in height, 12 feet on pallets or in racks
and 6 feet for tires, plastics and some flammable
liquids. If high stock piling is to be done, comply
with Uniform Fire Code, Article 35. or 81..

Irrigation and planting plans shall be submitted to the
City for review and approval. Minimum on-site tree
plantings are'
10- 24" box trees
