A RESOLUTION OF THE TUSTIN PLANNING AGENCY
OF THE CITY OF TUSTIN AUTHORIZING THE CON-
STRUCTION OF A 1050 SQ. FT. ADDITION TO THE
SADDLEBACK ANIMAL HOSPITAL, 1082 BRYAN AVE.

STRUCTION OF A 1050 Sq. Fr. ADDITION TO THE
SADDI.~ACK ANIMAL HOSPITAL, 1082 BRYAN AVENUE
The Planning Agency of the City of Tustin does hereby resolve as
fo l lows:
1. The Planning Agency finds and determines as follows:
(a) That a proper application, Use Permit No. 81-10
was filed on behalf of 8addleback Anaimal Hospital re-
questing authorization to expand the building an additional
1050 Sq. Ft. pur~:~nt to Planned Co, mwmuity District pro-
visions on that portion of lot 17, block 122, Irvine' s
subdivision in the City of Tustin, County of Orange, State
of California, shown as parcel 1 on map filed in book 9, page
48 parcel maps in the office of the County Recorder of said
county. (1082 Bryan Avenue)
(b) That a public hearing was duly called, noticed and
held on said application;
(c) That establishment, maintenance and operation of the
use applied for will not, under the circumstances of this
case be detrimental to the health, safety, morals, comfort or
general welfare of the persons residing or working in the
neighborhood of such proposed use, evidenced by the following
findings:
1)
The use is in conformance with the Land Use Element
of the Tustin Area General Plan and the Planned
Ommmmity - Commercial District of the Zoning Code.
(d) That the establishment, maintenance _%nd operation
of the use applied for will not be injurious or detrimental
to the property and improvements in the neighborhood of the
subject property, nor to the general welfare of the City of
Tustin, and should be granted.
(e) Proposed development shall be in accordance with the
development policies adopted by the City council, Uniform
Building Codes as administered by the Building Official, Fire
Code as administered by the Orange County Fire Marshal, and
street improvement requirements as administered by the City
Engineer.
(f) That the expansion is categorically exempt from
provisions of the California Environmental Quality Act.
(g) Final development plans shall require the review and
approval of the Community Development Director.
2. The Planning Agency hereby grants a Use Permit, as applied
for, to construct an addtional 1050 Sq. Ft. on to the existing
Saddleback Animal Hospital subject to the following conditions:
(a) Employee count will not exceed 2 doctors and 4
assistants.

(b) Any missing or damaged street improvement be con-
structed ~r replaced. These would include curb, gutter,
sidewalk and drive apron.
(c) The directional sign shall no~ be located closer
than seven feet to the driveway.
(d) The b~idling materials used on the addition should
be compatible with the existing building.
